Listed, but didn't sell my Single Family home in 2013 in Hoosick Falls, NY.
Chad convinced me to list my house for sale with him: big mistake on my part. His early strong enthusiasm disappeared the day I signed. The listing went up wrong -- "not my fault" said his office and simply refused to fix it. Every call went into a black hole. On the rare occasion I got a real person, they sighed heavily at every question I had. This is not my being disrespectful - this is describing what they did.
They did NOT advertise as promised, or promote my property in any way other than the wrong listing on MLS. Needless to say, it did not sell. Worst of all, Chad was personally so un-involved, that he sent me several fliers advertising himself and asking me to consider listing my home with him -- when he was actually listing it! He did not even know he had it listed.
He pulled his sign down about a month before the listing agreement expired; simply pulled out unannounced. A neighbor called to tell me.
Chad is excited about listing houses at the high end, and I've read a few glowing reviews from people in that ball-park. If you are a high-end seller or buyer, he may be the person for you. If you have a "regular" priced property, forget it - too "small potatoes" for Chad. He lists so many properties that he simply does not have time for all, so he spends time on those for which he is likely to get the highest return. Understandable, but not useful for the rest of us.
An agent who simply does not returns your calls also does not return calls of buyers. And not returning calls means not selling a house.
Never having sold a home before, I was not sure where to begin or what to expect. She was absolutely stellar guiding us through what became a very difficult transaction with some stubborn sellers who put all of us through buyer's hell.
