It is sometimes very difficult to determine if a buyer is interested in a home because of the efforts of the listing agent or if the buyer just happened to run across the home that is on the market. Some contact is only over the telephone. It may have been via an advertisement the agent did or an open house. It could have been the agent's sign on the property which may have had a flyer box attached to it. This can be complicated to prove one way or the other. I would maybe just have an open conversation with the listing agent. Sometimes just talking it out you can come to a fair resolution.Best of luck to you.

Should you keep art on walls for listing photos?

As long as the art is tasteful and not overpowering the features of your home it shouldn't be a problem. If the art is taking away from a wonderful fireplace or making a hallway seem overcrowded, then you may want to consider taking it down. Showcase your home as clutter free as possible so the next owner can imagine their personal belongings in the home. Good luck to you!

It should help ease the process of purchasing your next home. Don't think you have to go with the first agent you speak with. I have had very good luck recently with selling homes. Many buyers are already out looking because there is not as much competition. If you are ready to make your move then get your home ready and go for it!

Do o I need to lower the price on my listing?

Answer

If your home is not selling it is not always the price, but typically it is. Most buyers want the best value for their money. I would suggest having your agent look at the comparables in your area or you can look at the properties currently on the market near you. It will help you by making you aware of what your competition is. Are the homes more up to date than yours for the same price? Are they larger for the same price? Are they in a better location? This information will help you make that decision as to whether or not you are appropriately priced. I hope that helps and best of luck to you getting your home sold.
