What does 'As is' mean in a real estate transaction

The Term "AS IS" means that the seller makes no representation or does not warranty and material facts about the property of which they are selling. To purchase a property "As Is" put the condition of the Property solely on the Buyer. Please note: some property that are sold "As Is" have only minor repairs needed to bring the property to standard. The risk is at the buyer's discretion.

Offers lower than the asking price can be frustrating, nevertheless having an Offer give you a starting point to getting your home sold, an offer is just that, an Offer, it does not take away the value that you deem  your home to be worth, when an offer comes in, you and your Agent should look at it carefully and objectively. Reevaluate the net profit that you intend and make a decision as to a counter offer. If the Buyer is not willing to reconsider his or here offer, you have the right to past on the Offer and continue Listing.

Some of the factors that can effect net profit depends on the time of the year that a Seller sells their home, there are many others. There are fees that the seller are not particularly aware of. During the Listing process, Agents should really take the time to explain to there potential Seller what factors may come into play.

Purchasing a home is a major investment, if I were to make such a major purchase, I would not do it without consulting a professional. Agents are professionals when it comes to buying and selling, they can advise you when it comes to the responsibilities and what should take place during this period. The fee to hire a professional versus paying out of pocket later if anything goes wrong is reason enough to hire an Agent to assist you in this transaction.

Not only does the broker list and advertise your home, they also advise you of the do and don't or the can and will of the selling process, they also allow your home to be very visual able to potential buyers, they help to negotiate the offering price that the buyer would be willing to pay for your home. Listing and advertising a home has also a fee that comes along with it. You should consider how much work a broker will and are willing to put into selling your home and then make the decision as to their commission.
