Recommendation for Cheryl Cotton
I had the pleasure of working with Cheryl Cotton on a tricky Short Sale. What I value most about Cheryl is her attitude. As with many Short Sales the Subject property had multiple Trust Deeds and Liens recorded against it. Not only was she efficient and successful in her negotiations with the Lien Holders but her professional and straight forward manner inspired a sense of calm confidence in me as the buyer. I have had experiences in the past with agents who play at conveying a “positive attitude” that feels empty, slick, or unrealistic. In contrast Cheryl’s confidence doesn’t come across as a “Pollyanna” type denial of reality but rather shines through her obvious experience and skill in handling these transactions. She knows how things work. She knows what to do. She executes. As the buyer it is comforting to know that I will be well informed throughout the process. If there is an obstacle in the process it won’t be hidden from me. She clearly explains exactly what is happening and what is required to resolve it. Then she resolves it.
One specific obstacle we encountered was aligning approvals for the trust deeds. The 2nd trust deed approved immediately and by the time the 1st approved the 2nd approval expired. Cheryl worked her magic communicating between the different lenders to line up extensions as needed. Her determination never wavered as she pushed through to get the job done. Once we had both approvals in order she negotiated with the IRS to significantly reduce the processing period for the IRS release.
Throughout the process she kept me in the loop. She was always readily available to answer questions and explain processes. I was never left wondering what was going on or when I might hear back from her. When she wasn’t able to answer her phone she returned calls promptly. Even more valuable was her proactive nature. By keeping me informed as to what to expect and her efficacy with handling the unexpected, she kept me calm and enthusiastic about the process rather than confused and concerned as I have found myself in former transactions.
My most significant take away is that I am grateful Cheryl was on my team. I will recommend her to everyone I care about. This transaction would have been much less pleasant without her. She maintained a light- hearted sense of humor throughout and made doing business fun while getting the job done.
