Chris is an experienced agent with good knowledge of the Baltimore neighborhood where the house we sold was located. He initially over estimated the selling price. Selling efforts were adequate but his only suggestion over time was to lower the price. Ultimately we sold the house for what I believe is a price I could have gotten without an agent.
We are truly sorry that Mr. Brinnier was not satisfied with our services and we were shocked to receive this feedback as he had not expressed any reservations in accepting his offer. He had purchased this home in July 2006 at the peak of the bubble. Because Mr. Brinnier was "underwater", we provided him with the highest sales price that we felt was achievable for the market and instructed him that he could make price reductions earlier in the process if needed. He decided to list the property for $5,000 more than the highest sale price that we thought was achievable. Professional HDR home pics were taken and we purchased premium advertising. We called agents and scoured our database to find a Buyer. Despite the pricing, we generated 46 showings in 65 days and sold the home for 91% of our recommended price in 65 days. We make every effort to negotiate the highest price possible but the Seller makes the ultimate decision of whether to accept the offer or continue marketing the property.
