Chris Responds: To Thefotolady, who reviewed me here. First, I'm sorry that you didn't get the house in Sandia Heights. It was a gem. Two agents gave me offers within about 12 hours of each other after the listing became Active. My clients liked the first offer--Thefotolady's--but were making a little administrative counter the next morning. Then we received the second offer, which was better. We asked each agent to provide their "highest and best" offer, thereby allowing them to increase their offer if they chose, which they both did. The sellers decided not to take Thefotolady's offer. As a realtor, there are dozens of things we look for in a good purchase agreement. A strong offer includes a letter from a lender stating that the buyer is qualified to purchase at that price. Personally my clients and I don't submit offers without providing a strong lender letter. The amount put down for the loan is another factor. More money down indicates that the buyer is more invested in the property, and is less likely to walk away. An earnest Earnest Money Deposit also says a lot--if a buyer doesn't provide very much earnest money to hold the house during the Pending period, s/he has less to lose if s/he decides to cancel the contract; less than 1% earnest money deposit implies to me that the buyer may not be that serious. There are numerous other factors that go into making a good Purchase Agreement. The owners weighed both offers and made their decision. I believe it was the right one. I think Thefotolady's letter shows that, too. (To respond to the letter-writer, Trulia made me fill out the rating, so this review is admittedly biased...)

Sold a Single Family home in 2014 in Downtown, Albuquerque, NM.

I have used Chris as a buying and selling agent, and should I need a real estate agent again, I will only use Chris. His skills as an agent are exceeded only by his integrity, honesty and generosity of time, knowledge and attention to detail. He is very simply excellent at what he does, and he does not stop until he exhausts every resource and effort to protect his client's interest.  More Less

Bought a home in 2013 in Taylor Ranch, Albuquerque, NM 87120.

Talk about a wonderful guy! Loved doing business with Chris: he was patient, light-hearted, knowledgeable, professional, and someone I'd love to have for a friend as well as a realtor.
