Chris was great! I can highly recommend him as both knowledgeable and helpful. (He even went so far as to find an electrician to give me an estimate for an issue at my new house.) He knew about plans through the state to help me with down payments, and followed up after my move-in date to make sure that everything had been taken care of.
Responded quickly and helped us through the entire process. We were concerned about being able to close in the timeline we had until having to move from our previous residence be he was able to move things along quickly and accurately.
Chris helped my husband and I EVERY step of the way. He called back immediately and always knew what he was talking about. He was incredible! Chris did a wonderful job in helping us finally be able to re-finance our Freddie Mac owned loan into a lower rate. I must begin by explaining what a horrible experience I had with another mortgage company before I contacted Chris Milker. I will leave out the name of the company so as not to disqualify this review from being posted.
I approached another company about doing a Harp 2.0 refinance since my mortgage is under water. I was told no problem. I was pre-approved. Should take 4 weeks. Suddenly I needed an appraisal. Well Harp 2.0's do not require an appraisal. But I paid the 450 dollars. The appraisal came back low (remember they are not required for Harp 2.0) and the company said they would work with the appraiser to bring it up. Then my loan was rejected. But they felt they could try something else. So they resubmitted. I still do not know why it was rejected in the first place. Then they stopped contacting me and returning my calls. I finally sent an email saying I was going to find another lender since they could not be bothered to contact me and was instantly met with an email saying "good because we can't help you". And I was out 450 dollars for no reason. This process took nearly 6 months of my time.
I write this to let you know of the mindset I was in. Discouraged. Disappointed. Helpless.
I came across a forum online regarding the Harp 2.0 and I contacted the owner of the forum, but he was licensed in another state and could not help me. However, he recommended CMG.
I contacted CMG but they did not return my call so I gave up...until I saw some comments praising Chris Milker on Zillow. I decided to give it one last shot.
Chris contacted me immediately. He was understanding, professional, knowledgeable and responsive. He got me an answer right away. And of course, there was NO appraisal needed. From start to finish I believe it took 5-6 weeks to apply, be approved, and settle on my refinance. In addition, he saved me $350 a month on my mortgage - a full $100 more than the previous company offered.
Chris is a lifesaver and I would recommend him to anyone, especially someone in a challenging situation as my own.

This is not a commercial but great service deserves praise...we have re-financed our home twice with Chris, once to get out of an ARM in 2009 and then again this month. The process was easy and quick (about three weeks) and Chris got us out of a 5% loan to a 3.625% fixed rate saving us $250 a month on our mortgage payment. I am the type of person who has very high expectations about customer service no matter what industry. I generally do not take the time to write a review. Instead, I will verbalize my satisfaction or dissatisfaction with the service I have received. In this instance, I felt very strongly about letting people know what a wonderful experience my husband and I had working with Chris Milker.
Our situation is not unique. We purchased our home at the height of the market five years ago and soon after, the market plummeted. Our interest rate was over 7%! For the past three years we have tried diligently to get help with reducing our monthly mortgage payments, hoping to qualify for the HARP 1 program, but were unable to find a mortgage company, including our own, that would help us (we were too upside down, had never defaulted and were not demonstrating a hardship). During this time, we even fell prey to a scam company, Help You Save, that took several thousands of dollars from us that we never got back.
When the HARP 2.0 program was introduced, we thought now we might have a chance, only to learn that our LPMI created yet another obstacle and the mortgage companies we contacted could not help us (the loan had to be manually underwritten). Needless to say, when we "found" Chris, we were feeling very defeated.
From the initial conversation to the time that our home refinance loan was funded, which was about two months, Chris was awesome to work with! He was communicative, responsive, upfront, patient with all of my questions (and I asked a lot), very knowledgeable, personable, professional and the list goes on. Even though he had other clients he was also working with, I always felt that we were his priority. And, not being overly familiar with the refinance process, I had concerns at times thinking that we wouldn't be approved or some other hiccup would occur and the process would stop. Chris was very reassuring and said he would find a way to make it work no matter what. We hadn't heard that from anyone before and we have had countless conversations with mortgage companies during the past three years! Chris ended up getting our percentage rate reduced by 3% saving us nearly $600/month!
All in all, and I could go on and on with compliments, I HIGHLY recommend Chris! If you want to work with someone who "has your back", Chris is your person.
My husband and I recently refinanced our mortgage through Chris Milker at CMG. We were in a tough position with a 125%+ LTV and when the new Harp 2.0 was released, we found that we just couldn't find anyone who could get us approved even though we met all of the requirements. We began the process back in February with another company (whose name I won't mention) and for two months we worked with them and were told that we'd be approved. We paid $450 for an appraisal, only to get a call from them stating that they couldn't get us approved b/c their company had caps on LTV, etc. We called multiple places and posted multiple comments on the web and that's how we found Chris. He is extremely knowledgeable about closing a mortgage AND about Harp 2.0. He and his staff made the entire process so easy for us and they were a pleasure to work with every step of the way. I'm happy to say, that we were able to close in late June and decreased our interest rate more than 2%. I would highly recommend anyone who is looking to do a refinance, that you call Chris. Our situation was a very difficult one in that we also have PMI, we were over the LTV of most banks/mortgage companies, and Chris was able to make it happen!
