Sold a Single Family home in 2015 for approximately $275K in Cincinnati, OH.

I purchased the MLS listing package only. Listing was easy and Chris + team did an excellent job with listing. Went the extra mile to put lockbox and sign on my house very late at night b/c of immediate showing requests. Scheduling with the app was easy, very convenient. Downside is that you cannot see agent info when it is just a showing and there were times in which I needed to touch base with that agent. Had to contact Chris to forward agent's info and most of the time this was done in a timely manner. Buyer's agents seemed to be very confused with a FSBO house via an agency listing. Had numerous agents tell me that they contacted Chris regarding various issues and he did not respond so they eventually contacted me. I understand from the perspective of Chris and his team with the service being limited, but seems to me that there could be better communication rather than being nonresponsive. I will use this service again if needed, sold my home in 2 weeks.  More Less

I am sorry that the other agents involved were confused by the process. We communicated very clearly in the agent section of the MLS that this was a limited service listing and that they were to contact sellers directly. The problem here was that those agents did not read the clear notations that we made in the listing. We have a remarkable track record for responding to calls and other messages quickly, and we have no record of agents contacting us about this property which went without a quick response. I am glad that you sold your home so quickly without having to pay those extraordinary agent fees. You join with a large number of people who have benefited by our great service. As a matter of fact, 85% of our flat fee listings sell within 40 days. Not bad for limited service!

Sold a Single Family home in 2014 in Milford, OH.

We used Chris's flat fee MLS listing service to sell our home in Milford. A full service realtor (not plumtree) told us that we'd never sell it without her help, and that she'd list the property at $225k and sell it within a month. We had already de-cluttered, taken professional level pictures (Used DSLR camera and Photomatix program), and I work from home and can field calls/respond quickly. Despite all of that, this "other" realtor had us spooked...until we called Chris. He assured me that his flat fee MLS service was a great fit for me based on everything I just mentioned, and we went with him and listed at $230k with a 3% buyers agent commission. The next day, we had a sign in our yard, a lockbox on our door, full MLS listing and started receiving requests to show the house via text message from a program that was also part of the flat rate. Within 48 hours, we had an offer for $229k and the house was sold! Throughout the process I did have a number of questions and Chris was VERY responsive and extremely helpful. Chris ended up saving us $6,500 in seller's commission that would have been a complete waste in our situation, as the house didn't need marketed or sold. If you can take good pictures, price realistically, and respond quickly - the flat rate option is for you. If you can't do that stuff... I'd still go with Chris, just use his full service option.
