Bought a home in 2013.
Let me just start by saying that we’ve been in our house for 2 weeks now and these have been the happiest 2 weeks of our lives. I’ve heard horror stories from people about purchasing homes and I don’t know who they used but I wish they had used Cindy and (her team-I’ll detail that later).

This was our first time purchasing a home and when I say we were clueless…well we were clueless. Armed with nothing but a pre-approval letter Cindy not only took the time to get to know us but became our friends throughout the process. If you ever meet me and my wife you’ll know that finding the perfect home for “US” was not an easy task as our criteria narrowed us down to an “impossible find”. Also, if you know me...working with me has its downfalls as well?.

To show just how unprepared we were. We didn’t have a realtor and simply chose the first name we saw (God was smiling upon us). We contacted Cindy on a Friday after seeing her name on Zillow about a home that already had a contract on it (we didn’t know at the time). After checking on the home and informing us that it was under contract, she took our information (like everyone will) and said she would be in contact with us (usually this means days for her it mean hours). After driving us around for hours multiple days (two weeks total) I was starting to feel that the perfect home wasn’t there for us. The best part was when we visited some houses we would drive up and she’d immediately say “I won’t allow you to buy this home we’re going somewhere else”. I love honesty and the fact she actually cared about our happiness rather than a commission. Get this, she went on vacation and advised me to call her on vacation that even in her family time she was with us (I don’t know what her husband said about this) but she answered every one of my calls…on her vacation. Ok shoot me for being inconsiderate but she told me to!

I’ll give your our criteria, I don’t care cause we’ve already bought. Under $110k, absolutely no remodeling needed, in-ground pool, fenced in back yard, between Greenville & Spartanburg but within 1hr drive to Union, SC, nice subdivision, car garage, and tons of grass ?. Can we say we were picky? Most wouldn’t even deal with us but she took us and spent 2 weeks searching and driving us around to places where she thought we’d like only to have 1 of us like and the other one hate. Don’t you love 1st time home buyers that think everything have to be perfect ;)?

Well guess what? She did find the perfect place and it gets better. The house was over our budget but did we pay more than what we originally said? Come on…it’s the perfect house…nope. We actually paid 3k less than our budget ;). I’m not bragging just endorsing with all my heart.

Oh, and there’s more. She’s knows the right mortgage lenders that she didn’t push to anyone but gave her personal suggestion and a list that we should contact. This is where most house deal break down when I talk with others. After contacting everyone on her list, and my little secret, my list of my own that didn’t include her recommendations, I was floored. She knew what she was talking about. Let me say if I endorse Cindy, let me endorse Mario with Certus bank (contact her for HIS info). Not only did Mario work to have us closed within 2 weeks, he got us the best rate out of about 10 lenders and also from a reputable company. Now I’m going out on a limb and talking about more than I should, but after everything was signed, we were refunded our earnest $ from the seller our appraisal $ from Certus… Oh and no PMI. I can’t promise you he will do that for everyone but he did it for us.

If you don’t use Cindy it’s your loss. The perfect house really does exists and she found it and we’re in it. Don’t worry, she didn’t take advantage of newbie’s either, our fixed Mortgage + Insurance + taxes is $4 more than what our rent was before buying. The proof’s in the pudding. Oh and she’ll be over for dinner soon and no we didn’t know her before this process.

Cindy Barrett is a rare find these days--a true real estate professional who cares. She offers strong interpersonal skills grounded in a moral approach to her clients and her business. Cindy helped our son close a great deal on his first home and made him the happiest young man in the world. When our son later passed away tragically, she helped my wife and I sell a home under less than ideal circumstances. This included handling several issues that many other agents might have shunned since there was no contract at the time for her services and seemingly little likelihood of there being a need. But she handled these issues for us because she liked and respected our son and also truly believes in helping out folks in need. So, from our point of view, the bottom line here is if you have Cindy Barrett working on your behalf, you are going to find more than a great home--you are also going to find a great friend. Bought a Single Family home in 2014 for approximately $100K in Spartanburg, SC.
We worked with Cindy over a 2 year time frame to find our perfect house. She was patient and never pushy. We even had to take a break from looking to save more money. She went out of her way to find properties that matched our criteria and price range. When we finally found our home, Cindy walked us through the entire process. She never rushed us, made sure we understood all the figures with the mortgage company before we made any decisions. She was extremely helpful during the negotiation process. Cindy even had to leave the state for a family emergency, and still kept herself available to us and stayed in touch with the selling realtor to keep everything on track. Cindy put us in touch with a wonderful team of people whom I have only great things to say about. Sold a Single Family home in 2014 for approximately $125K in Moore, SC.
As a real estate investor, I didn't need a realtor until it came to selling my own home. That isn't business, it is personal and I turned into a seller like anyone else. The home inspection made me MAD over a leaky sprayer hose and Cindy soothed me.

It was the first time ever, after 19 years in the business, that I was nervous and Cindy was there with moral support, knowledge and just the right attorney.

Cindy will always either answer her phone or return the call within minutes.

I will use Cindy for all my future real estate needs. She has another of my houses listed and she will help me find my next home.

Bought a Single Family home in 2013 for approximately $125K in Duncan, SC.
She showed us several properties that were within our price limit but were in very poor condition. Just when she was about to quit showing us any more, I asked to see one in Duncan that was just a bit above our limit in hopes that we could negotiate it down and it was successful for us. We didn't get it as low as I had hoped but but it did go low enough so we could qualify for it. We are very happy with our new home

Sold a home in 2013.
Cindy was an amazing help to me as I tried to sell my home. She went so far above her job description from giving me requested advice on how to prepare for the sale to answering my many questions in such a prompt manner. I was so pleased that after she sold that house I asked her to find another house for my growing family. I described what I wanted and the very first house she took me to had all my requested features and more. She took me to other houses to be sure I knew what was available so I wouldn't make a rash decision. Long after I closed on this house she was still helping me. I had to do some relatively major work in the basement and Cindy always pointed me in the direction of honest people and hard workers. She even made calls for me if something didn't turn out exactly as expected. Throughout the process of buying and selling I felt that Cindy listened to my questions and responded honestly each time (although it wasn't always what I wanted to hear.) She is so knowledgeable about the housing market that I had complete confidence in her. I'm not very easy to deal with since I despise the paperwork and gobblygook of the whole house closing process, but Cindy remained calm and helpful at all times. As a result of working with her, I then recommended her to my son who is trying to sell a house and he is equally impressed with her professional behavior and expertise.

Cindy helped me get through a difficult foreclosure situation. She had to handle negotiations with the bank as well as with the eventual buyer she was able to find for the property while it was in foreclosure. Without her expertise and dedication to helping me find a resolution before the bank sold the property, I would have been in financial difficulty for years to come. Thanks Cindy!

Showed home in 2013 in Stone Station, Roebuck, SC 29376.
Ms Barrett showed me one house that I was very interested in. She was very polite and knowledgeable. After the showing I could not get in touch with her again for several weeks and at that time the house already had a contract on it. I asked her about finding something in my price range and never heard from her again. I strongly believe that she did not want to work with someone on a limited budget

I don't know who you are but I don't believe I ever showed you any house. Price point is NEVER a consideration for me, I've helped people buy homes that were under $20K and sold houses for that much as well because for me it's all about helping people. If there was a house that you were interested in and it went under contract that is not my fault and I ALWAYS return phone calls, it is one of the main stays of my business to answer my phone or return calls. You know sometimes emails or phone messages don't get to the intended recipient but I ALWAYS return calls or emails when I get them.
