Firstly I would recommend you work with an agent who knows the La Jolla market. Secondly, there is only one zip code for La Jolla, 92037. However, this zip code encompasses the area around the Univeristy of California, San Diego. Many of these properties currently for sale are condos and are located quite close to the campus. La Jolla "proper" is most likely the area you are interested in. Yes, there are some homes under $1M but most likely they are older homes and not in top condition, so you must be prepared to invest time and money in updating these homes. La Jolla is one of the most  "upmarket" areas we have in San Diego. Short sales and REO's are a possible to find as long as you have an agent working hard to locate those properties for you. Believe me, when a good deal pops up..it's gone in days. You must be prepared to move quickly if you want to take advantage of some of the good deals in our community. Good Luck! Is there a general % for HOA/condo fees as I don't see that infor in listings?

No, condo fees ( I am assuming you are referring to the monthly "dues")  are determined by either the developer if it's a new project or ultimately the HOA Board, once in place. The HOA fees must be sufficient to build a "reserve" along with the costs of maintaining the building on a daily basis. Many first time condo buyers do not understand what the condo fees are actually used for. Generally the HOA docs and all supporting information, including minutes from past HOA meetings, is available to the buyer once they are in escrow. You have your inital 17 days to do your due dilligence and be sure you understand how and where your dues are going. Most HOA's do an excellent job in running their assoication, since it's their investment they are protecting. Best advice, get involved with your HOA, that way you'll have more control of how your organization is run. Good luck!

when will home prices in san Diego CA begin rising?

Answer
That's easy, it's simple economics. When demand for houses exceeds supply, the prices will go up. In the meantime, if you don't have to sell...don't. If you do have to sell, find a reputable agent who knows your market and will sell it for what it's currently worth, and nothing more.  Good luck!

How much is the condo association fee?

Answer
$154 per month. I have another new listing in the same development, but  i's a single level, 600 sf. $199K asking but could go for less. It's also a short sale. I have submitted an offer to the seller for unit 34 but it has not been accepted yet.

How do I indicate this property has sold?
This property closed in March. I had an offer of $675K just 10 days after putting on the market. The seller agreed to modest "cosmetic" changes to the home's exterior and interior including new landscaping, paint, trims, etc. Within 2 weeks we had a full price offer of $675,000. I'd like to mark this property "SOLD" on this Zillow site!Thanks.Cindy GreenwaldPrudential CA Realty
