Of course agent fees are not set and could be ANY amount... :-)OK is an abstract state, and the seller generally pays for all the cost associated with updating the abstract. It really depends completely on how the contract is written. Call a few local agents & ask about lenders who can assist with raising credit scores. in my experience, there are the lenders who will help and are able to. It could be as simple as paying down a credit card and doing a rapid rescore.

First of all, the cost of this type of fencing is astronomical, over $50 a linear foot. Secondly, it depends on several factors. The price range of homes in the area, the condition of the old fence, how visible is the old fence and what neighboring communities look like. If your perimeter fence is in bad shape, then replacing the whole thing makes sense. It would be hard for anyone to say that replacing the fence is going to make anyone's house worth MORE, but it will likely make the houses easier to sell and more competitive with other similar neighborhoods. There are just a lot of questions here. How much is being spent? Could it be better invested in something that everyone would use, like clubhouse facilities? Is there enough money, or will they borrow against future dues? How much will the future maintenance be?

Can I list my home as a new home after a previous listing?

In addition to what Wetdawgs said about Zillow, if you pull it off of the Tulsa MLS even for a day, it will look like a new listing. However, any agent worth his or her salt will look and see the entire listing history. If you were listed on the MLS, just dropping the price would make the house show back up on people's automated searches.It is really a beautiful home, I just had clients who purchased a similar home in Owasso/Colinsville on an acre with a shop and it was listed at $175,000. I know you have a lot of high end finishes and it looks like a huge shop, so those items do certainly make it nicer and more desirable. I'm just not sure if your price is in the ball park yet, but best of luck selling it.

How do I get a MLS number thru Zillow

You will have to list it on the MLS to get an MLS number. If you are already willing to work with buyers' agents, then you should be able to find a flat fee listing service in the OKC area with a Google search.

Is there anyway to remove a sale listed on our house history if it wasn't listed on the MLS?

I don't think there is any way to remove it from Zillow.....although they will remove the "Make Me Move" listings sometimes. Honestly, I think it is easily explained away, especially with the repairs you have made. Also, it will only show up as having been for sale by owner on Zillow and a few other sites, not on the MLS. Regardless, your home is worth what it is worth, period. It is worth what a buyer is willing to pay, and what you are willing to take, You know I have to ask, have you decided on an agent?
