Bought a Single Family home in 2015 for approximately $425K in South Patrick Shores, Satellite Beach, FL.

I was looking to relocate to the area and I found a community I loved. Bridget was very patient spending nearly every Saturday or Sunday showing us new properties we found listed and wanted to see.

That was the easy part. Any agent can unlock a combo box. Therefore....while the showings were very appreciated and her availability with scheduling was great, I'm bypassing this to get to the big stuff.

Where Bridget became my saving grace and restored my sanity (while I'm sure I stole some of hers) was during the final hours of the closings (or lack there of). Yes....I said closing(s). Plural.

So...Long Story Short....I was under contract for a specific property 3 times. The inspection report revealed some very large issues which then rendered the original contract price inappropriate. While the process may have been easier with a traditional seller, we were dealing with a Fannie Mae owned property. They refused to renegotiate and we ended up terminating the agreement. (They also refused to even open the inspection report, but that's a whole separate issue. ha)

Shortly thereafter, the bank made a price adjustment and we were back in the game and they accepted our new offer. Hallelujah!

Well.....24 hours before the scheduled closing, the lender developed some issues during underwriting. We were unable to get an extension and so the property went back on market around 5pm on a Friday night, leaving us (ok me) in tears. Bridget reassured me we all would be ok.....and we resubmitted an offer and waited until the bank asset manager would look at it on Monday. Finally we were under contract again.

During this time, my lender was quite......ummm....not worth recommendation to anyone, ever. The title company had kept BOTH earnest money deposits. (yes....I had to transfer funds 3 times. The first it was refunded. The second it was not....I guess they got busy....and the 3rd I was required to send because of the "3rd time's a charm" contract). Bridget and her amazing assistant Jen were right on it and I finally did get the funds returned.

The day of the closing (Friday the 13th...of COURSE it was going to go well...right?) was probably the most chaotic closing to actually go down. And I honestly think it only really transpired because of Bridget and Jen.

The closing was set for 11:30 am. The paperwork had errors and needed to be fixed. The title company had no keys. Fannie Mae doesn't release keys until they get the docs. (and we were assigned a remote closer...not the title company of record). My lender was delayed in sending the funds, or proof of transfer of Funds. Etc. Etc.

It was looking like I may close and not actually get access to the home until the following week.

While the bank's asset manager was completely unresponsive to the title company---Bridget's assistant, Jen, was able to convince her to release key access after proof of funds transfer of my lender. Finally, after rounds and rounds of fixed documents, emails and pleading.... around 7pm, I was able to get into my new home.

I'm sure had it been anyone else, I would have been moved to a separate pile to wait for Fannie Mae's closer to give access to the home. But thanks to Bridget and Jen I was able to get in same day.

Additionally I've been in contact with Bridget and Jen post sale and they are both very quick to respond with what is needed.

Seriously---I think everything that could go wrong went wrong (outside of Bridget's control). And in taking on a 'worst case scenario' I'm so happy I had them on my side.

When things get challenging you see what people are really made of.

Typically buying/selling is one of the worst stresses to experience. Not so with Bridget and her team. She was not only low pressure, but highly instinctual of what we were looking for in the way of a 2nd home, beachfront, and showed us properties we would like, not what she could try and sell. Words like honest, pleasant, responsive, direct, loyal, and customer oriented just begin to describe her. When small challenges arose with the seller, Bridget jumped in to smooth things over insulating us from any unnecssary stress, but still keeping us infomed. Bought a home in 2015.

In 32 years of buying and selling real estate, we have never experienced the level of professionalism and attention to details as we did with this team. We had been looking for a home in the area for several months and were on their mailing list for updates on properties that fit our goals. While visiting our daughter during Christmas, the perfect house became available and we made our offer. Even during the holidays, Bridget and her team worked to get our inspections handled before returning to NC. Jen was extremely detailed and efficient to get everything to us for the closing. Sold a Single Family home in 2014 for approximately $250K in Titusville, FL.

We were very impressed with both Bridget and Carolyn at our initial meeting, with the amount of detail they presented - they obviously did their research! We selected their team to list our home (a corporate relocation). The listing was wonderful - the description painted pictures with words, and the photos were gorgeous. We had 2 offers within 3 days, both above list. After the acceptance of one of the offers, there were a few issues that threatened the transaction. Carolyn navigated those with thoughtfulness, fairness, and professionalism. Should we have need of their services again in the future, we will definitely contact this great team.
