open houses?


I like to have Open Houses on listings that have good "drive-by traffic". Most of my listings in my area (Cocoa Beach, FL) have substantial drive-by traffic, so I'm fortunate. This year, I've sold two condos and one Single-Family Home during Open Houses.  Please remember, you need visible signage at all intersections that lead to the Open House. I put the actual address on the "tag line" of the Open House Sign.  Also, my sign frames are very substantial and are the "old school black metal frames" that go deep into the ground. The actual Open House sign has a red back ground and white lettering.  I think by having a more substantial & better looking the sign, then buyer's are more attracted to the Open House.  I see a lot of the portable signs that are flapping in the wind and end up all crooked and blown over.  That never happens during my Open Houses.It also pays to run a display ad with a picture of the home or condo in your local paper the day of the Open House.  Be sure to included the address of the Open House as well as directions to the Open House in the ad.  Don't forget to say: "Follow the signs" in the ad too!  During the Open House I always run a slideshow on my i-pad showing customers all the features of the home. This keeps them informed, so they don't miss anything.  Also, I like to have a high quality hard candy and bottled water for the visitors.  I hope this help!  Thanks, Michael Dvorak, BrokerCocoa Beach Waterfront Realty
