Hi Curtis - Looks like this might be a test question, but selling in MLT is about to get a lot easier because of all the changes coming through. Downtown revitalization is underway and the new park and ride will be open in just a couple months. MLT is so close to not only downtown Seattle, but also major employment centers like Everett, Lynnwood, and even the Eastside via I405. The old stigma that was always attached to MLT is disappearing fast and this city is booming! There already is a Romio's Pizza, a QFC, Bartell's, Starbuck's and more plus new great Thai restaurant Amorn Thai right on 56th. Then add in the huge community center with revamped pool facilities - why wouldn't someone look at buying here?Market times this year for MLT have been longer, but look for that to change!
You should be talking to a kick butt lender because the lending market is changing every single day. You are right, though - there are some properties out there where the numbers actually pencil in! I just found one in Ballard for well under $200k and there are a few more as well. The REO properties are popping up here and there and are in pretty good condition in some cases. Let me know if you need a lender - or just want to pick my brain! :)
I hadn't seen that - Greenwood could benefit from one, but I know that the Ballard one will be close for anyone wanting to move to Greenwood...plus there is Gordito's in Greenwood:)
I have been on Zillow for a bit, too, but admitedly not as much as you have. I like the new format. Change is hard, but I am sure they had a good SEO reason for doing it?
I am so thirlled for the buyers that can get qualified right now and be able to take advantage of the lower interest rates. I saw on Zillow's rate chart that a 30 yr fixed is at 4.86%!!!!!! I have been trying to make sure that all of my buyers know that they are so low so they can get off the fence if they are still on:) I had one buyer get approved yesterday for even lower than that!
Congrats - you obviously did a great deal to prepare it for the market and of course your agent must have done her job well, too! You just reinforce what I have been trying to tell sellers all year: Your house will sell if you put it on the market correctly!!! Good job and congrats!!!
Alison - first of all let me say I am sorry that you are in this situation - this is an extremely tought thing and I think it is great that you have come here. I have had two recent successful Greenwood sales and can definitely help you on the value stuff if you need it. I also have a really good lender contact who is not only a nice guy, but very smart.
