Sold a Single Family home in 2014 in Plano, TX.
We sold our house 36 hours after listing with Creekview with multiple offers well above list price (6% above list, and I'll get back to that in a minute). We saved over ten thousand dollars in seller's agent commissions. We listed with Creekview after interviewing seven agents from seven different real estate companies (KW, C21, CB, Redfin, ReMax, Ebby, BH&G). They all gave us CMA's; four were within a few hundred of each other, two were wildly too high, and one was wildly too low. We listed at the average of the four CMA's nearest each other (we did not use Creekview's CMA). All seven agents gave us the same dog and pony show; told us that they were the greatest agents in the universe working for the best agency and company plus they all made ice cream taste better and the sun would explode and kill everyone if we didn't list with them, blah, blah, blah ad infinitum. By upgrading our service with Creekview to full representation, they gave us the EXACT same level of service we would have received from a typical RE agent along with occasional hand holding for around a thousand dollars. No, they did not come over to our house before signing a listing agreement, blather on for three hours and become our best and oldest friends. However, I know their service was as good (to me better) as a 6% agent because we've used seller agents in the past on former home sales. These guys are very professional, they absolutely represent YOU, give great advice, and LISTEN to your concerns. Don't let the different people at Creekview who will talk to you, scare you. They all knew who we were, and all were able to answer our questions or handle our concerns right then. And, if they didn't have the answer right then, they got it and called back or e-mailed surprisingly quickly. Now about that 6% sale above our list price with multiple offers (four to be exact) in the present seller's market and low appraisals in Collin County: With Creekview's help, we stipulated to all offers that they would pay offer price regardless of appraisal. Two pulled their offers and two stayed in. Both offers that stayed in were in fact the highest and very strong. All seven interviewed agents told us no matter what the offer prices were, we would only be able to sell at the appraised price. They were wrong to the tune of almost 20 thousand dollars. That's right, not only did we save 10 grand on seller's commissions, Creekview helped us make the buyers and their agents "put their money where their offers were." That's thirty thousand dollars worth of value that cost us one thousand dollars with amazing service. Based on our experience with Creekview, I highly recommend using them to represent you. You won't regret it. We sure don't.

We purchased a home using Creekview Realty's 2% rebate service about 3 months ago. To be honest, before even reaching out to Creekview for the first time, I was a little skeptical about the 2% rebate and the kind of service I would receive. I read some of the reviews on Google and decided to give them a call. I am glad I did. They were very helpful through the entire offer-making process and helped us get the house that we wanted at a good offer price. A few key points to note:

1. They are extremely responsive. You will almost always have someone pick up your call or quickly respond to your voicemails/emails, even over weekends. It may not necessarily be the same person that you spoke with the last time, but they maintain your records quite well and are easily able to pick up on where you left of last, even if it is different person that picks up your call. However, if you are looking to maintain contact with one person all the time, this is will likely not happen (as their business model is different from that of a traditional agent, but they are VERY good at their business model). That being said, there is usually one "head" agent that will finalize most of your official documents and they will keep the others posted quite well. Rachel seemed like she was our main agent who initially helped us with comps and advised on a good offer price and helped through the negotiations.

2. You will likely NEVER see them face-to-face. We never met any of the folks who we were speaking with, but this did not affect out buying process at all. If you need to meet them or have them show you a property, I believe you need to pay a trip charge (this is why they are able to offer a 2% rebate).

3. You will have to do most of your initial research yourselves and go to showings yourselves (have the selling agent show you the house), unless you are willing to pay the trip charge. But once you have decided on making an offer for a house, this is where Creekview picks up the baton and they are very good at it. They will call at any hour necessary to discuss and write up an offer, especially if you are trying to avoid a multiple-offer situation. They also use DocuSign to get documents/contracts signed, which is very convenient and avoids the hassle of printing/scanning,etc. and makes the process a lot quicker.

4. They are lightning quick in sending your rebate check one you have closed. They can do an ACH or mail you a check. We literally had our rebate via ACH 4 days after closing.

Disclaimer: We have been through the buying process once before (using a traditional agent) and knew what we wanted in a house and didn't need an agent to hold our hands through the initial house hunting process. That is why Creekview worked exceptionally well for us.

Bottom line: If you are doing your house research mostly yourselves (using Redfin, Zillow, Trulia, etc.) and are fairly comfortable with checking out houses yourselves until the point of making and offer, Creekview's service will work perfectly for you. I HIGHLY recommend them. However, if you are brand new to the house buying process and would like a traditional agent to walk you through the entire process end-to-end, then Creekview may not be for you. However, remember that you will be paying 2% of your home price for that additional hand-holding.

We used Creekview Realty for a flat fee listing. The things I liked over other similar outfits are:

- they provide a professional sign -a box for the fliers -an MLS electronic keybox which is essential if you are working with buyer's realtors -an answering service -a website at Creekview as well as posting on MLS websites.

Everything needed was online or mailed quickly. Their FAQ page is very helpful as well reminding you that if your house doesn't sell it ultimately comes back to market price.

Our offer we received was very complex with a double contingency, buyer asking for closing costs, short closing etc. I was leaving the country the morning we got the offer, so it was a relief to have them help us handle the negotiations. You probably won't get John, but Mark and some of the other team members are quite good. As a "do it yourself" guy, I never thought I would need help with negotiations, but I was really glad in this case to have this as an option.

Very happy with all the services we used and would recommend them to anyone!

Hi, I used Creekview Realty very recently and I was very impressed. There are several reasons as listed below:- 1. Guys were very responsive, always on mail so if you drop a query or anything, you will hear back in less than 5 min. If you call them, some one will be able to listen and help. Its not like other companies that take messages and pass on. All of the guys there have full transparency and all are efficient to tackle my query. 2. They provide the rebate which I found very-very helpful. I don't know why someone should go to other agents who don't give the rebate. I saved close to 5k in my home purchase which was not possible with my previous agents. 3.They help you till end. Work with all parties and guide you. They have fantastic webpage which has step by step guide for new buyers and this was very helpful.

I strongly recommend this agency for their excellent services.

What seemed to be a very simple deal turned out to be quite complex. I was shocked with the excellent quality of service, given they were providing their services at a substantial discount. All my phone calls were returned promptly, and their advice saved me from additional cost a number of times.

I very much liked getting advice from someone not motivated by a commission, as their fee is flat. I always felt their advice was serving my best interest.

I highly recommend them for selling your home.
