Sold a Single Family home in 2001 in Point Breeze, Pittsburgh, PA.
I see she is reselling a home she sold for me almost 10 years ago. It was the worst experience I've ever had selling a home, and to date I've sold 3. First of all, I told her that I wanted the contract length to be 3 months, even though it said one year. She said it would be changed, and then she turned around and trapped me for a full year. No one at Howard Hanna would help me get out of the contract, despite the deception. Then she sat on it for almost the whole year, and finally sold it less than a month before I would have been done with her, knowing that I would just want to be finished with the process and would give in at that point because I had moved out of state a month after listing it. After realizing how unhappy I was, she barely had any contact with me that whole time, and did very little promotion of my house besides a few open houses during that entire 11 months. She's a very smooth talker who makes a lot of promises and gets your hopes up, then does nothing to deliver. I would never recommend her to sell a home.

Listed, but didn't sell my Single Family home in 2012 in Pittsburgh, PA.
I would never recommend Deborah Kane. She is a very smooth talker about what you will get for yor house and how fast it is going to sell. Getting your hopes up and then once she has the listing, you never hear from her. I told her at the time of the contract I could not go longer than 6 mos. and she said fine. Then when I got a copy of the contract it said a year. Thank God I called the day after listing it and left a msg on her cell phone and reminded her assistant to change it in the contract. When 6 mos was up I sent a certified letter to the manager of the office and stated the facts and that in 10 days I wanted the sign taken down. Interestingly enough on the 10th day buyers showed up and pretended to buy. They drug the process out over 2 mos with different reasons, wanting to pay cash, talk to their financial guy, personal issues going on...etc. After waiting 2 mos for the offer, they low balled me by 49,000. I told her to get the sign out of my yard & it was removed within days, due to me being proactive and standing my ground with the truth. My friends, family and I all think it was a scam on her part to hold onto the listing. It took her 5 weeks to have an open house, & then after having to ask again she finally had a second one 4 mos later. She is very good at talking the game and listing the house, but she won't get your house sold for you! Her assistant is great & should get all of the little credit there is to give. She is too busy listing houses, once she gets yours, she will sit back and wait for someone else sell it.

This cash buyer contacted my team with interest in your lovely home. Because real estate law requires agents to present all written contracts to sellers, low offers can and do happen. Unfortunately contracts do not always come together despite our best efforts at negotiating for a positive outcome.

Listed, but didn't sell my home in 2011.
Deborah will talk a big game when interviewed to list a house. She was simply unable to deliver what she promised. When the listing was up and we made it clear we would be going with someone else, there were suddenly 'clients' interested in our house. One would fall through and another would mysteriously come up. All after weeks of inactivity. It is my firm belief that we were being manipulated into maintaing the listing.

I would not use her again. Just my two cents, but this was a major mistake.

The first 30 days of a listing usually produce the most activity. However, buyers can and do show interest in homes at any time over the course of a listing often waiting for price reductions or changes in the seller's incentives.

Listed, but didn't sell my Single Family home in 2014 in Monroeville, PA.
Deborah was our agent for 180 days (we terminated her). When we hired her, she explained her sales approach and praised herself for her multitude of listings. During this time we received very little communication from her or her team, seldom received updates on open house reviews and generally chased her for any type of communication. I personally felt she has too many listings and just didn't have the time or team to respond to us. Poor professional move - hire more people. When we notified her of terminating her services she "suddenly" had a potential buyer. We were told this several times. No one every materialized. Funny thing is...we read this on several other peoples reviews lately so seems to be her trend! Would NEVER recommend her! Howard Hanna's reputation in my mind is diminished because of their backing of such a poor agent!

I sincerely wish your family the very best as you move forward. This property was listed in mid December and even though we had a late spring market, It is unfortunate that with over 30 showings, 4 open houses, 2 evening open houses, professionally photographed and placed on the Showcase of Homes that the property did not bring but only one offer which was ultimately rejected. Some buyers are not always able to obtain a mortgage, which is why we have them pre-approved prior to writing any offers. Again.. wising you the very best of luck!

Bought a Single Family home in 2014 for approximately $150K in Monroeville, PA.
Buying a home for my husband and I has been our greatest hope and our deepest fear. We happened to walk into the Howard Hanna office and meet two of the BEST people to help us make our dream of owning our home- a reality. Ken Katis (our loan officer) and Deborah Kane (our realtor) are the BEST in the business. If there is anything I would stress to future home buyers such as myself. It is DO your due deligence in research look closely the options available to you as far as loans and what you truly need and want in your home. There is nothing more empowering than an informed buyer. Then go to these two people with realistic expectations and they will make a fan out of you like they have us. I am writing this review in my new home office and I can honestly say we had a smooth ride through what could have been the most stressful life experience. Deborah answers her phone any time of the day and night and when she tells your she works 7 days a week and 24 hours a day she REALLY means it. :) She has assistants who KNOW you and your property and you don't have to explain things a million times. The response time from her in email or phone call has been immediate pick up to 15 minutes. She knows the market and she advocates FOR you. She won't be pushed around by other agents and will get you what you want. She is pleasant and fortright with you. I have nothing but compliments for Deb and wholeheartedly recommend her to anyone who is serious about buying a home.

Showed home in 2014 in Point Breeze, Wilkins Township, PA 15221.
Very unprofessional. Promises the world and delivers nothing. Thinks nothing of wasting your time. Untrustworthy. Viewed the same listing twice and was still not able to see all of the units. Rather than reschedule to allow me access to all units, she had me meet her again and told me I wouldn't be able to see all of the units when I arrived. Presented a listing but was completely wrong about which neighborhood it was actually in and sat on another listing I was interested in looking at, didn't schedule it in a timely fashion and house was sold. Promised I would be emailed with flash of all new homes listed, never happened and that is fine with me. Found someone much better.

Sold a home in 2013.
It just goes to show, you should definitely research and read reviews before contracting with an agent. Our home did sell, and that is about the only positive about our experience with Deborah Kane. She wanted a 7% commission, we said we were willing to pay 6. Somehow, the number 7 ended up in our contract anyway. She rushed us through every step of the process - "sign here sign here initial here goodbye" - and wasn't available to answer questions, yet wanted us to return documents to her ASAP. When we got an offer on our house, she did not advise us in any way as far as how to negotiate; in fact, it was almost as if she were negotiating for the buyer. She sent us a sales contract to sign, on a Friday night, asking that it be returned right away, and then could not take our calls when we didn't understand some of the language. It was clear she wanted to sell the house, get her commission and be done with it, with as little effort or contact with us as possible. When we contacted Howard Hanna to try to resolve our issues, they basically told us we didn't really have issues to resolve. I would never recommend this agent, nor would I recommend Howard Hanna.

Your lovely home went under contract to an FHA qualified buyer brought in by another Howard Hanna agent in a little over 30 days from listing. We were able to close on time and on schedule. I appreciate your business and the opportunity to help your family have a quick, successful sale.

Deborah has been fantastic to work with. We are still looking for a home, not because she hasn't given us many options, but because my boyfriend and I are being particular. She has worked with us and been incredibly patient, because we have not been easy clients! I can't wait till we actually get to the purchasing part of our relationship.

Buying a home is usually the biggest purchase a couple will make! It can take time to find the right one, but you will know it the minute you step in the front door! The greater Pittsburgh area has many interesting areas and neighborhoods to explore.

Deborah sold me a house 5 years ago and then when a job transfer came about I had her list the house I purchased from her. I had a great experience both times. The buying process was smooth and the house sold quickly due to her excellent experience and knowledge of the area. I would highly recommend her!!
