Bought a Condo home in 2014 for approximately $1.175M in Hayes Valley, San Francisco, CA.
Dan Risman Jones knows the San Francisco housing market well - accurately advising us on what price points would make a winning offer, a strong offer, and a competitive offer.
We made our first bid at Dan's recommended competitive offer price and it tied the other highest bid. We got the first house we put an offer on with our first bid! One shot, one kill.
Before moving in, we needed contractor recommendations to get the floors refinished and a woodboring beetle infestation checked out. In both cases, we used contractors recommended by Dan and and are quite happy with the quality and cost of the work done.

Looking for a new place to live for the first time is a terribly difficult and daunting process. When my partner and I started the search we turned to Dan to help us look at properties. he first took time to show us a range of options in various parts of the city and he helped us to understand the merits and detractions of various properties and neighborhoods. Dan ALWAYS painted a balances and realistic picture of each place we looked at.
What we especially appreciated was work Dan did to show us places that were just about to hit the market, or that were only being shown privately. He kept a head for what we could afford to purchase and searched diligently. Dan kept a keen eye for the type of house we were looking for, AND was always on the watch for opportunities in our preferred neighborhoods, which we previously has ruled out as too expensive.
His hard work paid off and we are in the process of moving into a home that will allow our family to grow AND keeps us conveniently located to all of the things we love.
I highly recommend Dan - you could not find a better agent.
Bought a Single Family home in 2014 for approximately $1.75M in Bernal Heights, San Francisco, CA.
We recently bought a house in San Francisco while living in New York. I can honestly say that it probably would not have happened were it not for Daniel. He quickly understood what we were looking for and alerted us when something of interest came on the market. Using Face Time, he gave us live tours of the properties so that we could decide if it was worth flying out to see. His in depth understanding of the San Francisco market was invaluable when it came time to bid on a property and he always made us feel like we were making an intelligent, well thought out offer.
Daniel found the property we ended up buying before it came on market. When the offer was accepted and construction continued, Daniel used Face Time again to show us weekly changes and help us in some construction decisions. He really went over and above.
At closing, he was beside us every step of the way ensuring we understood all the paperwork, getting us documents as soon as possible and finding ways to make the process smoother and easier. Once completed, he was helpful in setting up the utilities, getting us information on the neighborhood and even emailing us about local events months after the close.
Daniel is really a step above. I would highly recommend him and would definitely go with Daniel again. Thank you, Daniel!
Bought a home in 2014 in Bayview, San Francisco, CA 94124.
I've known Dan for many years on a personal basis (I'm friends with his sister), but got to know him professionally when he helped me and my husband to purchase our home in San Francisco. I am normally hesitant to mix business with personal, however Dan has shown me that it is possible that you can combine both. Dan is really great to work with and very helpful. He took us around when it wasn't even clear if we were ready to buy. We did find a house that fits our needs and Dan made sure the process went smoothly every step of the way.
I highly recommend Dan would definitely use him again for our next purchase.
Sold a Single Family home in 2013 in Mission, San Francisco, CA.
Dan was absolutely great to work with during all phases of our home purchase. Dan knows the market in SF really well and worked with us closely every step of the way. Dan showed us ~20 houses and was really patient throughout the entire process. We also felt that he had a really good gauge on pricing - i.e. what was overpriced vs. a good deal and what threshold an offer needed to be in order to be accepted. We ended up buying a multi-family unit building and Dan was also incredibly helpful providing us information about being a landlord in SF. We have kept in touch with him since buying our home two years ago and he continued to give us great advice about home improvements, refinancing, property taxes, and more. We would absolutely recommend Dan to anyone looking to buy in SF.

Dan was very helpful with my home purchase. He was super responsive, provided great advice and service (not only regarding home purchasing, but also regarding things like home extension and remodeling), as well as respected my decision in the process. I highly recommend him.
Bought a Single Family home in 2011 for approximately $1.375M in Parnassus - Ashbury, San Francisco, CA.
We have meant to write this review for a long time now. Dan was absolutely a pleasure to work with and we would recommend him without ant reservation. We worked with Dan in 2011 (I know, we are THAT delinquent in our review!) and the market was just heating up. We were competing against a number of bidders for a house on a beautiful street in one of the best neighborhoods in San Francisco. We fell in love with the place and after already searching for a house for 2-3 years, we finally felt that we found the right house and absolutely wanted to get it. Dan felt our love for the house and worked tirelessly over the course of a few weeks to help us secure the house. He was a trusted advisor, always offering sound analysis and viable strategies through multiple rounds of bidding and counter bidding, yet never pushing us to unreasonable levels of pricing just to close the deal. He also advised us to write a very personal letter telling the seller how much we love the house and will be the best people to take care of this place. We believe this letter made a huge difference in setting us apart, all else equal (we had to raise our offer multiple rounds as it was a very competitive process). Dan was very responsive throughout this nerve wracking process, on calls with us on a constant basis and meeting with us in odd hours. Dan was paying close attention to details and was very diligent in making sure that all pieces were moving along towards a smooth closing. We won the bid and closed it in record time! We cannot thank Dan enough for making this happen and highly highly recommend him to anyone who needs a trusted advisor in buying (or selling for that matter) a house. At the end of day, to ensure a great deal and a successful transaction, you need someone who is diligent, savvy with the market, tactful with strategies and not pushy for a close. Dan is that kind of person and we were so grateful that he was by our side in the most important purchase of our life to date. We plan to stay in our house for many many years and have been diligently sketching our our remodel plan :). Dennis Z.
Sold a Condo home in 2013 for approximately $650K in Potrero Hill, San Francisco, CA.
Dan was a pleasure to work with from listing to closing. His approach to marketing the property was exceptional, and he was never too busy to address questions and concerns on a timely basis. He was able to get the desired results in spite of the fact that there were tenants living in the property during the sales process, and I (the seller) was living a continent away from the property. There is no question that I will use Dan as my agent if I have another property to sell.
Bought a Multiple Occupancy home in 2013 for approximately $600K in Mission, San Francisco, CA.
To purchase a property in SF you need to be on top of things - react quickly and understand the dynamics of the market and the nuances that differentiate each neighborhood and each property. Dan is set to help you exactly with that. He cannot tell you how much you are willing to pay or where is the market is going (nobody is a prophet), but with his pleasant, positive attitude, patience and great interpersonal skills he helped me get the edge needed to get into contract and close.
*It was hard to test his negotiation skills as I bought at times when sellers had a lot more power and every listing got multiple offers, usually above asking price.
