Showed home in 2010 in Unnamed Neighborhood, Kansas City, MO 64155.Summary:
We submitted an offer to this realtor for a home and he came back with a long winded lecture about how he does not know how we do things in our former city, but that offer was insulting and that is not how it is done in KC, MO. Also continued on how because we are first time home buyers and that we might not understand how things work. We did not mind the tirade, but he refused to make the offer to the seller and did not say "lets give it a try or tell us they are going to completely reject the offer and we better have a counter offer ready." We took it as he was not going to do it for us unless we re-accessed our offer. I would think that it would be up to the seller to say if things are or are not ridiculous. He seemed more concerned about the seller than us.
But By law he MUST submit any offer you want to make on a home. After speaking with other realtors we were told that there really is NOT any rule of thumb of what percentage of list price to offer. When you've looked in the price range, area, etc., you know the value pretty much and the comps will fill in the rest. This realtor was out for himself and his profit margin.
After moving to another realtor we met others over the last year that have had the same issue with realtor. He makes things out as if this is the only thing he can do when it is not and then trys to act as if you are unexperienced and naive. That is not how you build a trusted reputation or a steady client base. He was being unprofessional and incompetent.…More Less
