Bought a home in 2012.
I had great success looking for a home last year with Dan. I told him exactly what I was looking for and my price range and he was very helpful and knowledge for me as a single mom. When he says he has 28 years experience that's is a true statement. He is very trustworthy and I would recommend him to anyone thinking of buying a house in the near future. You will be in good hands.

Bought a home in 2012.
Dan was very helpful in the search for our new home. We were very specific in what we wanted so it made his job very difficult. Dan was extremely patient with us and never tried to convince us to buy a home that we were not 100 % happy with just to make a sale. I truly believe Dan listens when his customers tell him what they want which makes him a great realtor to have in your corner. Dan also knows the market very well so you will never pay a dime more than what a home is worth. The reason Dan has been successful in such a competitive business is because he makes sure his clients get what they want at the right price. If ever I decide to move again Dan will be my realtor or if ever I have a friend or family member that is in the market for a realtor I always refer them to Dan Weber.

Dear Dan, Mike and I would like to express our gratitude for your services during our recent relocation. Please accept this as a letter of recommendation for your professional services. My husband accepted a position in the Mason, Ohio area and he relocated prior to our putting our house on the market. When our house in Georgia sold quicker than expected, we decided to try and purchase a new house prior to our move, regardless of whether the Georgia house closed before we purchased another home. I immediately started scouring listings on the web with the coaching of two friends who were brokers. At one point, one of the houses we were interested in was one of your listings. At my request, you contacted me very quickly thereafter and offered your services. Since this relocation was a corporate relocation, we had to comply with the relocation company’s guidelines. I was amazed to find that your company was already pre-qualified with the relo company, and you really impressed me by contacting the relo specialist to ensure the paper process was in place for us to begin looking. I might add that several agents contacted me during this timeframe, but not one had the follow up skills or knowledge of our type of move that you had. I could not believe how quickly you were able to take my “wish list” and forward me hundreds of listings to peruse! We spent 4 full days looking at listings via email/phone, with my asking questions and your following up with the listing agents. When I arrived you were ready for me with some terrific options. Although I know you were working with other clients, you arranged your schedule to accommodate mine and spent 2 ½ days with me, showing me the houses I had chosen. After the first day, I felt extremely comfortable that you had a good understanding of what we were looking for, and you did not disappoint me. When I returned the following weekend and my husband was able to join me, we had narrowed down our preferences considerably. When my husband spotted the 3rd or 4th house we visited, it was apparent that this was the home for him. With your knowledge as a builder, not only were you able to give us guidance on home repairs, (including but not limited to local builders to help with upgrades, carpet experts, locksmiths, insurance agents!), but you were also extremely instrumental in the negotiation strategies with the sellers and their agent during the house purchase. As a retired Human Resources Director/Consultant, I have worked with many relo companies in the past, but as an “employer” versus the “actual employee” being relocated. Needless to say, our experience with the relo company was not the best, and at times frustrating. Throughout all the misfiled paperwork and signature issues (since the husband/wife sellers had already vacated the property and one was out of the country!), you relentlessly followed up with the relo company and listing agent to ensure the paperwork process was smooth. Dan, we cannot say enough good things about the quality of your services, and your knowledge of the geographic area as well as the building industry. We would not hesitate to highly recommend you any friends or colleagues in the future, and we would certainly not hesitate to use your services again!

On behalf of Lisa and myself I wanted to extend a heartfelt thanks for your pivotal role in helping use begin a new phase of our lives thanks to the house we have purchased in Ross Township. This certainly has not been a without a number of challenges and setbacks and throughout you kept a level head and encouraged us to think positively.

In today’s modernized world of on line MLS’s and a plethora of web sites that promote DIY home buying, many buyers no doubt question the value of having a real estate agent. You’ve proven to both Lisa and I why that is not the case. From the beginning of the process when you introduced the property to me and honestly extolled its virtues while also acknowledged it’s challenges I felt both informed and cared for. Your flexibility in allowing us access to the property as well as you personal commitment to meet us based on our schedule both initially and as we moved through the process of the purchased demonstrated your commitment to both the sellers as well us as buyers. Frankly, without this help I’m confident my wife would not have been onboard; which ultimately would have meant we would not have purchased the property.

As we moved forward on purchasing the property and began to experience the difficulties of buying an estate vs. a house from a current owner your coaching and resilience played pivotal roles in the successful outcome. As a dual agent we felt that you effectively represented both parties with integrity yet also provided meaningful coaching based on your many years of real estate experience. When counter offers weren’t being responded to as we had hoped, your effort to help the family of the estate understand both us as buyers as well as the validity of our offer no doubt had a key role in pushing past initial reservations on their part; especially given their emotional attachment to the house and land. I also appreciated your help in balancing our reaction to the sellers perspective of the home as it related to the increased acreage ultimately determined to be part of the property and the value they associated to the property as a result. Negotiating the 100’ buffer between the now 2 tracts of land was essential for us to be comfortable with moving forward and your help in achieving this outcome was greatly appreciated.

Likewise, your help in effectively finding resources has also valuable; even now that we have purchased and have begun to remodel the home. We were pleasantly surprised by the length of effort put underway by your recommended house inspector whose assessment paved the way to key items needing to be worked on as well as negotiating a clause into the offer regarding reconciling the issues. Now that we are working our way through remodeling your help in identifying tradesmen to assist us where needed is proving to also be highly valuable.

Finally, we look forward to reconnecting with you as it regards the sale of our current home in West Chester. We’ll lean on your many years of service in the industry and understanding of the community to sell our somewhat challenging property. Key to all of this is the trust/confidence we have in your work and the commitment you make to each of your customers. Sold a Single Family home in 2011 for approximately $325K in Liberty Twp, OH.
Dan was involved in three real estate transactions that we successfully completed between April of 2010 and March of 2011. Specifically, Dan was the listing agent for my wife’s house in Hyde Park, my house in Liberty Township and served as our buying agent for our house in West Chester Township.

In each of the three transactions we had specific needs that were unique. First, Dan was instrumental in helping us determine the correct listing price in a market that was one of the softest markets since the depression era. Secondly, his experience and knowledge as a builder enabled him to provide great insight into which areas of each of our properties to improve in order to increase its ability to sell. Third, Dan spent considerable time marketing the properties through open houses, updated web listings and information “hotlines”. By doing this correctly, we were able to sell our properties in a time frame that met our needs at price points we were comfortable with. This happened to include the need to sell one property quickly, Hyde Park which sold in one day at 105% of asking, and our Liberty Township property which took longer to sell but at a price point we comfortable with given the market conditions. During the buying transaction, Dan was instrumental providing guidance on negotiation strategies and the cost of potential home repairs, which became a larger part of the negotiation than we would have liked – due to inspection findings. In addition, Dan’s experience gave us a distinct advantage over the seller’s and their agent (who were not as experienced) and allowed us to purchase the home at a lower price than we would have been willing to pay- and a substantial point below asking. In summary, we would highly recommend Dan Weber to help sell or find a new home for any prospective client. His experience and willingness to tailor an approach to meet our needs and timeframe was unique to other realtors we have used in the past.

Sold a Single Family home in 2003 for approximately $325K in Liberty Township, OH.
I have purchased a home using Dan as the buyer's agent (the home I sold was in another city) and he is currently helping me find a new home. My experiences working with Dan have always been great. Dan has gone out of his way to show us homes that met our criteria and some that helped us refine our criteria.
