Should I believe my realtor?

Answer
You do not need to raise your offer. However it is not uncommon for the listing agent to inform all parties that there are multiple offers and give everyone the opportunity to submit their highest and best offer according to their desire to win the bid and of course their financial means. I would base my decision on what the market is telling me the property is worth and how bad I want that property. I would most certainly hire  my own inspector so as to insure my best interest was looked after.

Massachusetts Median Home Prices in June Reach Highest Point Since 2007

Response
That's great news!! Of course what goes up must come down but yes! It will go up again. The real estate market isn't a casino table but I would say the upward trends in the last quarter is great news forth big economic picture. There are good investments in both markets and a drop in the market is a major difference from a freefalling economy that we saw in years past. The right buys and sells are out there that's why it's important to link up with a local expert in your market some one that sees through the headlines and that is well informed not a reactionary.

Entry code given out to a painter

Response
I would agree never allow work to be done before closing in the future and I would change your code immediately and explain to your realtor and his or he office manager that you do not want any further access to the property before closing other then a walkthrough and a licensed agent must be present.

Which adds more value to the selling price, 4 bdrms 1and 1/2 baths or three bdrms 2 and 1/2 baths?

Answer
My colleagues have offered some great advice. The extra full bath would be very valuable however your motivation is key to the correct answer. If you plan to stay there and need the extra bath great do it because in the long run it will help the value. If you plan on moving soon I would say leave it as is. Also seek the advice of an experienced realtor in your market they know the neighborhood best.

What does Pre Foreclosure mean?

Answer
Pre foreclosure is when the current owners are in default and the foreclosure process has begun. In some cases the owners lender may allow a shot sale so the owner that is in default can get out without being foreclosed on.
