The transaction coordinators I've dealt with in my last two deals have been so awful that it got me to thinking, is digital signing going to make TCs obsolete? In a recent transcation, the listing agent's TC really dropped the ball a couple of times.  Eventually, I was having a conversation with the listing agent about how my buyers had not yet released any contingencies other than the loan, and we needed an amendment holding seller proceeds in escrow to repair septic system after COE in order to still close on Monday (buyers were staying in their current house for another month after COE, so timing was flexible).  She was shocked.  She not only had no idea septic failed, she didn't know contingencies hadn't been released.  Was she relying too heavily on her TC?  Maybe.  Do most agents rely on their TCs to review items like septic reports for them?  And to keep track of whether and which contingencies have been released?  Seems like it. My goal is to make the escrow and disclosure process as comfortable and efficient as possible for everyone involved in my transactions, whether you are the buyer, seller, other agent, lender, escrow, whatever.  In that interest, I really want to send out all of the disclosures to everyone at the same time via DocuSign so we get the disclosures out and signed legibly, correctly and quickly. Is anyone doing this now?  Do you face any resistance from other agents?  Do you  also email everyone with a pdf attachment of the disclosures for ease-or-review?  Even if you still had a signing meeting with your client, you could have them sign on your  ipad and give a printed copy or email a pdf. Sorry for the rant....just dealing without the frustration of a few recent transactions that were embarrassingly sloppier than they needed to be.  Any thoughts?

AGENTS: marketing on Zillow - Am i the only one not getting ANY leads

Hi Kelly - I stumbled upon this thread this morning and am dying to know how things are going for you?  I didn't see your profile before, but it looks like you took to heart the tips some of the forum steadfasts gave in reviews of your profile.  Would love to hear if the tweaks have materialized into an improvement in Zillow performance for you.

Hi Gigi - In the realm of Zillow contacts, I am seeing activity....and good conversions for more qualified, serious buyers.  Seems like the $175k and under inquiries are not that serious and don't really respond back.  I've had an issue just recently with a buyer who had 1 preapproval with USAA and 1 prequal with BofA (in order to submit on an REO) and then when we submitted on offer in on a property, his "preapproval" with USAA fell apart and same with BofA.  That was super frustrating.  Everything I'm hearing around here in San Diego is that things are picking up and the end of the year will be strong.

Representing buyers in the foreclosure market?

Hi Amanda - thanks for posting this.  It's an interesting topic.  Have you had any luck being able to select an independent/buyer's choice for title and/or escrow?  Out here in California, a majority of the offers on foreclosures ask for seller paid closing costs, and when the seller agrees to pay closing costs, they refuse to pay for services other than those they have prior agreements with for pricing.  I haven't had a cash foreclosure buyer since before the changed, so I'd love to hear more on experiences from the trenches, especially if you've had success with this.thanks,Darcy

Are there real homeowners, or prospective buyers that benefit from the service Zillow provides?

Wow ... almost a year and still going strong.  What a great topic.  I've enjoyed browsing the replies and seeing what the variety of responders find most useful.I too find that many of my clients gravitate to Zillow and find it useful, especially in researching neighborhoods of interest.  Perhaps more useful to buyers than to sellers.  The zestimates will always have issues, but most sophisticated users are aware and make allowances.  Sometimes in the forums, geographical differences equate to differences in the practice of real estate and I hope that consumers realize that there are differences between how one buys or sells real estate here in California and how one buys or sells in another area of the country.  Overall, seems to be very user friendly.

Thanks for the corrections wetdawgs.  I enjoy your posts.  I think I misspoke in regards to the MLS, in that I meant Zillow gets Drew's info as the listing agent via the MLS (as well as the photos and copy, I believe)...at least, that's how Zillow reps have explained it to me in the past.  I was under the impression you had to advertise on Zillow in order to show up as the listing agent from consumer's property searches, so thank you for the clarification.  Always helps to have well educated folks around who are willing to share.

Hi Drew - Your copy is brilliantly written and what a lovely listing!In response to your question, unless you advertise on Zillow by subscribing to a zip code, your contact info won't show up on the detail page if it's reached via a property search.  Zillow shows all property listings via MLS and on the property detail page agents who advertise on Zillow for a specific zip code show up in the contact box  ....   so your listing will show up on search pages with a "contact buyer's agent" contact box showing a selection of a few agents who subscribe to the zip code on Zillow.  But, if someone searches for your profile, they will see that it's your listing.Hope that helps.

Can the seller back out of a deal with no explanation during the appraisal process?

What an entertaining thread!  And rather embarrassing at the same time, for me as a realtors---although there is some solid advice mixed in here among some wierd replies. To the OP, it sounds like the sellers just wanted to split the difference with you for the shortfall on the appraisal.  I don't understand why the listing agent would attempt to cancel escrow immediately.  Please tell us that you do have a BUYERS AGENT representing you.  In any event, let us know what happens and good luck!
