Sold a Single Family home in 2013 for approximately $250K in West Linn, OR.

Although this may be an uncommon situation...we received a full offer on our home approximately 2 weeks after we listed it with Dave. He's a professional, he knows the business and he got the job done when other agents from other companies (namely Remax Equity Group) could NOT get the job done.

Sold a home in 2012 in Corbett-Terwilliger-Lair Hill, Portland, OR 97239.

Dave has helped us sell a few houses now and also found houses to buy. We found him to be very helpful and he kept sending us houses to look at when buying and his professionalism is wonderful. Recently we were dealing with the buyer's realtor who was rude and obnoxious. Dave kept his cool and intervened when he needed to, we appreciated his being professional at all times. It helped us through the process. We've known Dave for several years now and many transactions - he and his staff are awesome. Is he busy? Yes. But he always has time to get back to us right away and answers all our questions. We're in the process of looking at property to build right now and even though his commission won't be a lot on this transaction, he is still sending us information and helping us find property. Dave Hrabal, what can I say... I have dealt with many realtors in the process of both buying and selling homes but in all my time I have never come upon any professional that comes even remotely close to matching Dave's ineptitude. I saw him only once during the entire process of selling my home.... that was the day he came over to sell me on the idea of listing my home with him. After that, well let's be EXTRA, EXTRA, kind and say I was lucky when he responded to my emails. Indeed I was lucky when he actually made any type of comment other than attaching the other Realtor's email's and saying: "See email below and reply".

Did I sell my house, yes, did Dave have anything to do with it, HELL NO! I sold my house because there was a hungry Realtor at the other end. There are many issues I have with Dave re: his lack of professionalism that I could explain in great detail, but that would be me helping him and I choose not to do that. It is obvious to me that Dave knows what he is doing... or as in his case, 'is not doing'. What I am surprised about is that Dave is still in business and that Lynne Murphy, Managing Principal Broker for Windermere, Cronin & Caplan Realty Group actually thinks he is a valuable asset to the Windermere organization.

Long story short, if you're looking for a realtor/broker who will actually earn their fee, what can I say Dave Hrabal is most definitely not your man! As for the Windermere office sad to say but if they have no clue about an agent like Dave I'd stay away from them also.

I didn't know if I was missing something that had occurred so I contacted the buyerâ??s Realtor as soon as I received your comments to get his recollections. He is just as bewildered as I am as evidenced by his email from earlier today which follows: ====================================== Dave, The transaction that we worked together for the property at 7116 SW 60th Ave, was from my perspective, one of the easiest Iâ??ve had. After the inspection a couple of repairs came up that needed to be done soon and both parties were realistic and came to an agreement quickly. I didnâ??t see any indication that the seller was in any way dissatisfied with your service or any aspect of the transaction. You handled the transaction in a professional manner from our first contact through closing and I look forward to working with you again soon. Mark McHugh, Broker Meadows Group Realtors ===================================== I've reviewed the notes from my file and have determined the following: 1) We obtained offers from two prospective buyers within the first forty-two days on the market - one of which was accepted and closed (very uncommon results in the present local real estate market) 2) Repairs were requested of you after the professional home inspection. I negotiated for you not to perform said repairs (very uncommon for this to occur in the present local real estate market) 3) The sale closed exactly on time (again a rarity) and not a day before or after 4) The marketing plan of the home was explained and discussed with you prior to initiating the listing. The plan was followed through from start to finish. 5) All emails/texts were returned within two hours. 6) I had fliers and directional signs delivered on four different occasions within 24 hours per your request.
