Dave is a rare advisor in a profession populated with too many agents who either don't have the experience to be effective or are too seemingly busy to devote their attention to your needs.

I wholeheartedly recommend Dave and Al Perry for anything related to Philadelphia real estate. Their combined local knowledge, depth of experience and commitment to responsiveness speak volumes.

As the other reviews have stated, Dave is a real pro and a great guy. We were first-time home-buyers and spoke to a number of other agents before choosing Dave. His personality, knowledge, and ability to explain even the most complex real estate concepts set him above the rest. His understanding of the market and neighborhood were an immeasurable help. He was patient with our changing requests and we never felt any pressure from him. Dave truly cares that you’re happy and get the house you want. Overall, we wouldn’t have found the house we bought without him. I’ve already recommended him to friends and family and will continue to do so.

Dave really made the sale of our home smooth and a lot easier on us! He mediated between us and our buyers for a very quick transition!

We were first time home buyers, and Dave was was extremely knowledgable and helpful throughout the entire home buying process. Even when we hit a bump along the way, we were always able to rely on Dave to help us come up with a solution to keep the deal moving forward. He grew up in the neighborhood and he still lives a few blocks away, so now he's our agent and a neighbor. I would recommend his services to anyone buying a home in the Philadelphia area.

What can I say? Dave's great, and this review is long overdue.

I had been living and renting in Philadelphia for about 6 years when I started my search to purchase a home. I emailed a handful of realtors to see if anybody had any advice on where and how to begin, and I noted that I probably wouldn't be looking to buy until Summer 2009 (this began Fall 2008). Most agents wished me well and asked that I be in contact as the time drew near. Not Dave. Dave called me right away and asked what I was interested in seeing. We spent the next 8 months looking at shells, "handyman delights," older homes, renovated homes, and new construction all over Center City and South Philly. We looked at stuff below, in, and above my intended price; considered various scenarios; and thought about relevant trends. He'd find comps, stats, printouts, inside scoops, and whatever information I sought on any home I saw. I was looking online, asking friends, and taking runs and walks throughout the city looking for sale signs. I really covered a lot of ground, and Dave was always ready to provide more info, meet up, or view a property.

When it came to builders, inspectors, neighborhood leaders, other realtors, banks, and brokers, Dave always seemed to know helpful and honest people. He even knew enough about construction and handy work that he gave some pretty good advice off-the-cuff and typically backed it up with a professional opinion. He was well versed in the laws and regulations that governed the market, the neighborhoods, the construction, and the sales. He assisted with the mortgage process and the tax abatement (which became quite a headache).

In the end, we were able to work out an incredible deal with a mortgage broker that Dave recommended, insurance agent that Dave recommended, and a builder with whom Dave had done prior business. I got a house that I never though I could afford in a great neighborhood, and Dave guided me through the whole process. It may have been naive to put so much faith in a guy I didn't know too well, leaning upon his knowledge and his contacts, but 3 years later, I have no regrets. People (friends as well as other realtors, banks, and brokers) marvel at the house and the deal that we worked out. In addition, Dave and I remain in contact, and I wish him the best.
