We sold our townhouse in Manhattan Beach last summer in hope to find a small single family house close to the water and downtown MB on the "walk-street" with a yard for our little dog, BooBoo. As our house-hunting criteria is rather specific, the choice was extremely limited at a time of low inventory.
The search was long and arduous as the real estate market went berserk at the same time. Feeling discouraged and super depressed, one Friday afternoon in the early spring I was inspired to contact the blogger-turn-realtor, Dave, and gave him our house-hunting "wish list."
Sunday evening Dave called and said a potential seller came to his open-house that afternoon soliciting advice on his property and Dave thought it may just be what we've been looking for. Excited, we waited patiently for the video clip Dave shot the next day and visited the seller at the property Tuesday. By Thursday, the escrow was opened and closed 12 days later (despite other realtors' attempted interference.)
This transaction could not have happened if it weren't for Dave!
Advice to the buyers: Listen to Dave. This sharp-tongued blogger is really a gentle soul! With his background in political campaign, in addition to local knowledge, he knows the art of negotiation and corporation. And the best part, Dave is NOT PUSHY!
Advice to the sellers: Listen to Dave!!! If you don't, even in the seller's market, you're risking pricing your property incorrectly and ended up losing the most preciously commodity: Time.
