Search on google for the area you live in and look for a local resource.  You can also look on zillow for an agent that is active near you with good ratings and reviews.  GOOD LUCK!

Buy now or wait a few months for more listings?

Best Answer
The competition in the Spring will be much greater.  The buyers "come out of the woodwork" and the demand for good homes goes up.  If you see something you like, you can probably get a better deal on it now.  Do some research and find a local Realtor for the area you are looking in put them to work for you!

Our last estimate dropped slightly. What do you think the market will do in the next 6 months?

how do I find out if a listing agent really sent our offer to the bank for a reo?

  It is a tough situation.  I actually had arguments with agents who I did not think were submitting offers I submitted.  You have to get proof.  I ask the listing agent to have someone from the bank sign off declining our offer.

Is it a Buyer's Market or a Seller's Market?

It definitely varies by area. Here in central Connecticut it is a strong buyers market, but there has been a lot of activity. Two of our listings actually received Multiple offers this week!

How do home appraisers concider Square Footage?

Answer
 Most appraisers even consider the space in the lower level of a Raised Ranch as non-livable.  When I took all the Appraisal classes for my brokerage license it seems from the Appraiser that taught the class that it was a "Grey Area."
