Is this question towards Zillow and how they came up with their Price? They have a slew of factors and numbers they use. The most accurate number would obviously come from a Realtor putting together a market analysis.
Each town is different. As is each home. The best thing to do I contact a local REALTOR, or look at recently sold homes on your own. You can compare the price difference in your area for 2-3 bedroom homes. A $150,000 home in Waterbury going from 2 bedrooms up to 3 may add a few thousand, where as a home in Prospect or Cheshire that was listed at $225,000 for 2 bedrooms may jump up to $250,000. The higher the overall property values of the area, the higher the return on an additional bedroom.
It appears as though the town has a higher assesment on the neighbors house, and his plays into zillow's pricing. It works out better for you because your taxes are less than his ;)
Have you "claimed" your house yet? Zillow works on a user entered information system. Anyone can add info on a property, and give their own "Zestimate". Once you claim it however, I think the other users can not modify your info.
Once you have claimed the home (which it looks like you have) you can log in and edit the home facts. If this still doesnt work the only other way is to send zillow a note about the issue. Their email is v-cs1@zillow.com
