I have been a property investor for over 30 years, and have been helping clients with residential sales since 2004. In 2010, I represented buyers and sellers in more than $7.6 million in transactions. To date in 2011, I have represented buyers and sellers in more than $7.3 million in transactions, with an additional $1 million currently in contract. I have worked diligently with each client so that every transaction has closed.
My approach for buyers is to get my clients into contract at the best price possible, and then to bring in the best inspectors during the inspection contingency period so that they will know everything possible about that property. I have been very successful at negotiating price reductions for my clients when we discover significant undisclosed issues. I have even been able to reduce the price on bank-owned properties. When clients of mine are interested in purchasing a house, I help them to understand the pricing with a unique service. Using my science background, I gather market comp data and generate graphs that will help them to understand the market dynamics in that locale. This process helps avoid bidding higher than the value, and can help a client understand whether a particular property is an opportunity.
When helping a client sell a house, I generate extensive market data to help choose the correct pricing to make sure that the buyers will come, but that money will not be left unnecessarily on the table. I also help the seller undertake comprehensive pre-listing inspections so that potential buyers can be provided with that information up front when structuring their offers. This minimizes price reductions once the house is in contract, and helps to protect my clients from future liability for undisclosed issues that may arise later. Then, I market the house extensively through print and online media, and put together a website for the property. My websites usually get around 1000 hits from interested parties. In most cases, I personally staff the open houses. I have been pretty successful at getting at least asking price for sellers, and without an extended period on the market.
I am interested in helping clients get the best possible deal in a transaction with integrity.
