We are a REALTOR team working to promote the sale of our listings and meeting new buyers. The Three top marketing tools we use that really benefit all of our listings are- 1) Our listings are promotet on over 40 internet resources 2) We take our on Photgraphy and create Visual Tours 3) When possible we promote and host open house and Broker open house events including Mailout Invitations to nearby homeowners for a special private tour.

Use of Zillow includes access to top Real Estate Agents that offer their experience and knowledge for free. Your Naples home search should include a REALTOR that is an area expert with indepth knowledge of your target area whether it be in the Naples or Marco Island market. Exact taxes, HOA costs, fees and location specific restrictions are provided to you through your agent. Also your agent can open the scope of your search to areas or options that you may not have thought of.

Short Sales - Are They Really A Good Idea For Buyers?

A Short Sale buyer should consult an attorney regarding the process and also use a Real Estate lawyer to do the Title work and protect their interests. Your Realtor will explain the reasons that many buyers have been disappointed and hopefully set realistic expectations for you.

Short Sales - Are They Really A Good Idea For Buyers?

Short sales are not always approved by the bank wheh they are offered for sale to the public. Once the seller get's an offer, some buyers think that the bank is expected to accept an offer that is much lower than what they are owed. The short sale is notorious for taking an excessively long time to get closed... if they ever close before foreclosure. We find that many buyers get frustrated with making many offers (and maybe putting down earnest money before the offer is accepted) and in the end they cannot get the deal closed. We require all buyers that wish to pursue Short Sales to use a Real Estate Lawyer. We also try to explain that Short Sales are really not Short in terms of the time it takes to go through the process (the seller is short in the transaction in terms of what they owe the bank). Many times, these deals are not for the buyer that just wants to buy a house and is ready to get the deal done.

Strong Sales Activity for Naples Luxury Homes

Naples Luxury Real Estate in Resort Communites like Lely Resort is moving so fast that many sales are for homes that will not be completed until after next season. Fiddler's Creek builders like DR Horton and Lennar have been reaching into their pockets and building spec and model homes in preparation for the upcoming season. The builder simply cannot keep up with the sales volume. Collier County is seeing many more permits and the process seems to be bogged down because of the volume of construction.

Naples Luxury Homes In The News

Home buyers have definitely been flocking to the Naples area. Many have been waiting for the "right time" or feel that they have time. We have seen the inventory get depleted at the end of last season at the end of April. Builder inventory has been selling to the point that many of our buyers will have to wait through next season to take possession of their new homes. It is a good sign when you see the builders backed up... and they are raising their prices too.

New Homes vs. Resales

In the Naples Real Estate market, the new home sales drive the sales. The builders that have been weathering the storm have been lowering their prices. Now that the tides have been turning and pries are increasing, the new homes many times still prove to be the best value. When buyers look at homes with wear, damage or just old features, it must be taken into consideration to justify the price. Resales will pick up here more as the new home prices increase... And they are increasing.

Who is expecting the foreclosures to pick up this year?

Answer
The Naples area Home values continue to improve. We keep hearing that banks own many foreclosures and will at some point release them onto the market. Still, in many specific communities like Lely Resort there are no listed foreclosures. Further, if did appear in the Lely Resort MLS and were a true value, they most likely would not last long.

In addition to a specific address or property search, you can see some data on the homes in the area. Zillow offers a map search that allows you to see comparable homes and valuation data. Of course, your Realtor can also provide you with fresh and current MLS data to use with Zillow information.
