Why does my Zillow listing not have my listing agent on it but instead some random agents to contact

The Premier Agents are those that are actively working the business and the buyer leads associated with them in your area.  Many of the Premier Agents pay these fees to zillow to market thier own business as well.  This is a selling point for Premier Agents when they do list the properties.  The listing agent information is available on the listing, but the Premier Agents information is available because they have made it part of their business plan to actively pursue these questions.

why is your information on a home often just guessed at

Answer

The information is pulled from a feed automatially and it is certainly not as accurate as you would want.  What I find is that when buyers get serious they start to work with qualified agents who know the areas and will give information from the multiple listing feeds which are usually very accurate.

How often is zillow updated?

Answer

The updates should show within 3 days.  Some brokers have manual input feeds while others have automatic mls feeds.  I would find out how the feed is coming and make certain it has been updated if required.  Hope this helps!

time frame to update value

Answer

The owner of the propery can log on to "claim the property".  After claiming the property you are able to edit any updates and submit improvements for zillow to include in its value estimation.  If you are simply looking to refinance, the value in zillow will have no impact on the refinance appraisal.  Appraisers and Realtors simply look at the current closed comparables 6 months back to determine value.

How do you refi a jumbo loan when you are under-water?

Answer

Unfortunately with a Jumbo it will be very difficult to find any bank willing to help out with the refinance.  Some people think their debt is too high but are then surprised with the actual appraised value (not sure if you went through the appraisal process).  I have clients who's lenders pulled a value on their computer and due to upgrades on the house, location factors, etc. the value was way off the actual.  If you haven't done an appraisal you could call a local agent to take a quick look at comparables on the multiple listings to be sure your assumptions are correct.If you have already gone this route, then your only option is to work towards getting the second paid off prior to refinancing.  This is a very common problem for many of my clients right now.

I agree that you need to talk with a lender or lenders to get a clear understanding of how much you can afford and want to afford before calling a Realtor.  After that I would recommend you talk with a few agents that specialize in working with only buyers.  The buyer specialists that sell a lot of homes understand the market and will fit your needs the best.  So find out if they are selling homes and pick one that fits your personality. I by the way am not a buyer's specialist but I know agents who are.  Best of luck.
