Instead of telling you he's good or bad, I'll tell you how he handles various aspects of property management. <br/><br/>The only effort he makes to collect overdue rent is to write the tenant a letter once a month.<br/><br/>If you want him to visit the home for any reason, he charges $50 (even if it's a 10 minute drive from his office).<br/><br/>If you want him to provide monthly updates on court ordered collections, this is how he responds (this is a conversation we had via email-- in direct quotes). Me -Hi Dave, did we get an answer from the employer? Per the message from the lawyer on March 5, they were expecting an answer by March 19. Dave -I will let you know when we get money. We do not follow it that close. They do their thing. Me -Dave, please understand the importance to me. If you had $3-4,000 sitting out there, wouldn't you want periodic updates? If it's an inconvenience to you, please provide me the attorney's contact info and I'll handle it directly. Dave - Your inquiries neither change the pace of the collection process nor the amount collected. If anything, they take someone away from doing the job you asked them to do, collect money on your behalf. Me - Perhaps you misunderstood my request. I'm not suggesting it expedites the collection process but I think it's reasonable to receive a monthly update on the status. To state it takes someone away from collecting on my behalf is quite an overstatement. You know that. I know that.<br/><br/>End quote.<br/><br/>I was not happy working with him but I live a couple thousand miles away from the property he managed so it wasn't worth firing him and finding someone else. If you believe he was handling business properly and I was the one with unrealistic expectations, I can understand that.

We are always disappointed when, despite a thorough screening, a tenant's life situation changes and they are not able to pay rent. It creates many issues for the owners as well as our company. I am sorry cchristian 35 feels this way about our service - we did every reasonable thing we could to assist this client.

Sold a Multi Family home in 2008 in Buckeye Shaker, Cleveland, OH.
