That is a great question for a Lender. The first step before you get into this very far would be to discuss your situation with the lender of your choice. They will be able to teach you about the Financial part of buying a home. Once you have done that, then get in touch with a local Realtor to assist with the home selection.
Renting for a few years will give you time to fix your credit, find a lender to work with you through the process and give you time to build up some money for a down payment. Remember you are not the only person to go through this. There are agencies in your area that can help, so do some research and find them.
Truth of the matter is you need more time to show the Lender that you are a good risk for the bank. Time and getting all of the payments in on time will take care of the problem you are having. Remember you are not alone on this issue. Finding a Lender that will work with you through these issues would be step 1 and making the payments on time step 2. Good Luck!
Stuart,If you are looking to become a house that agents want to show first to our buyers, then I have a couple of things. A home warranty and a Pre-Inspection of the home shows buyers you are confident in your house, and so should they be. Another would be to offer more commission to the Selling agent or agent that brings a buyer to your sale, that can give you an advantage. I hope this helps. Homes in the Eau Claire, WI market are moving really well. I have been very busy.

In our area we do not have booklets any longer. I think it is the easiest to talk to your Realtor and have them set you up on an automated search of the Local MLS.
The best way to find a Realtor that will do a great job is from people you trust. Friends and family first. Local bankers will be able to supply a few names as well as Local Title companies. Area churches might be able to help as well. Good luck!
In our area Buyers dont sign until the Sellers are done first. No problems then...
To get the most accurate infomation on a home you find on any site call your Realtor and give them the address. Let them look it up for you. I do this with all of my clients and it help avoid all of the houses that are sold or withdrawn.
There are Buyers looking for these types of homes, just not a lot of them. I have two right now looking for homes over 750,000. They are out there, just find an agent who knows how to sell these homes.
