If you use a local experienced Lender you could just call them and talk with them? A Loan application is accomplished quicker when talking with a person.

WetDawgs answer is correct. I once had a prospect get made at me because they did not want to pay rent. They thought rent to own meant that all rent payment would go toward the purchase price or the down payment at least.It can't according to IRS rules.I remember a long time ago I helped a couple do this however that was when rates were high and home values were not rising.However that is not the market today. Low inventory and bottom interest rates.If you can put 5% deposit and you can make the payment that equals principal and interest and taxes and insurance and Property Owners Association Fee. The you might be able to get a loan ?  Who is the local experienced loan officer you have talked with? Hope this info is helpful ?

Land contract

Most people do not understand "Land Contracts "  They think part of their rent will go towards the down payment, any amount of over normal rent can go towards down payment. I would think if your renter could put down 20% now they could get a loan and buy the home now.With property values increasing you are selling your home for todays prices ?  The major thing you need to know is ? What is changing in year that would allow your renters to buy at that time?You need to hear this from a banker not them.Best of luck.

My landlord sold the unit without telling me. What can I do?

As I have always been told by attorneys is that ownership can not changethe terms of your lease. The buyer must honor the terms of your lease.The buyer does not need to give you a new one. If you no a local Realtor they are friends with a local Real estate Attorneyand they should be able to help you.Who did you rent through ? I'm interested in buying land and building my own home. Any advice would be great.

The differences of the choices is interesting. Here in the Hilton Head Island and Bluffton South Carolina area. Development in our market was done not by builders but by land devoplers. You could be a homesite with as little as 10% down hold on to the land or build in your own time table. It was your choice. However these were in gated comunities and their were guidlines you had to follow. Real Estate is always local and sometimes in can be different a mile apart. Local experienced Realtors can always give you advice on who to talk with. Just asked a local experienced Realtor

It sounds like you have already made your mind up. You see no value in having a experienced Realtor represent you ?  I could provide you with lots of examples of stories of folks like you who do not understand the value of a experienced Realtor and lost more money then you are discussing.I am sure many others can give you a long list of all the things a experienced Realtor brings to the table for you. However I am not sure if you are ready to listen ?  A few folks like you think they know everything about real estate as compared to Realtors who spend all their time working and studying on all the local and national info that it takes to be a experience Local Realtor.I am sorry they feel that way because it is just not possible.I wish you the best in your experience, however my experience tells me it has a good chance of not working out well for you.Merry Christmas we got 8 inches of snow last night and sure is pretty.

zestimate differences

There in is the problem with Zillow it can't make fine adjustments like that.It never will. A computer program can't replace a experienced Realtor.Thank you for making the point. Great example of how no one can compete with a local person. That is why even when the send a out of area appraisalthat often can't get it right.
