I'll be honest. I'm not crazy about paying a realtor 5 to 6 percent of the selling price, but David earned every penny of it. David is an extremely knowledgeable realtor and on top of that he's humble and a very hard worker. He made our lives SO MUCH easier through the process of selling our home and buying a new one. People really aren't kidding when they say that selling your home is very stressful. David helped us through our first home sale and purchasing our second home and we definitely saw value on both sides of the transaction. On the selling side, we ended up with a price which was more than we were hoping for due to his ability to appropriately price, market and negotiate. We then purchased a new home from a builder that David had already had plenty of experience with, so he knew what we could reasonably ask them to throw in for their asking price. If we went in and negotiated ourselves without his insight, we would have done much worse. Bottom line, I trust David, which is a hard thing to find in the world of service and sales. I'm not the type of guy to waste my time writing a review for someone who didn't go above and beyond what I'd expect.

Bought a Single Family home in 2013 for approximately $250K in Canby, OR.

We are first time homebuyers & this whole process had not been pleasant. My husband & I were burned on 2 previous home transactions & we were not sure if we even wanted to proceed with buying a home. Nevertheless, we went to an open house. This is where our home buying experience did a complete turnaround. We met Julie (David’s office mgr) & she was so helpful & full of knowledge. The next day we came back & met David. We found him to be a straight shooter & very personable. We located a short sale home & David prepared us that the closing process could take a while depending on all of the parties involved. Even though there were a few small bumps in the road, David & Julie ALWAYS kept us informed on every detail. The communication with David & his team is OUTSTANDING. David negotiation skills are impeccable. We found our home the second week in Sept & we were moving in Nov 1st. We cannot say enough great things about David and his team. He handled every task with professionalism & he went over & beyond our expectations. We HIGHLY recommend him.

We started working with David 3 years ago when we bought our first home - a condo in South Waterfront. Our experience with him could not have been more positive. He is extremely knowledgeable, a consummate professional, and above all one of the best negotiators out there - not to mention he's very good at refereeing between opposing view points (i.e. my wife and I didn't always see everything eye to eye) and was able to assess our needs and refocus our approach. On the buy side, I was and am continually amazed at how he is able to instill confidence and a sense of personal connection to the seller. That is something that many people overlook. As a result he has been able to extract tons of value for us. Since buying our first home with David we have since sold that home and purchased another home through David's help. As a seller, he is laser focused on bring the seller the most value possible and then some. He was able to sell our home for a significant profit, in fact nearly 30,000 dollars over the price of the same unit on a higher floor with an expedited closing timeframe. As a listing agent, outside of his tact in negotiations, he dominates the market from a marketing perspective. His attention to today's advertising methodologies are spot on and his ability to sell lifestyle through his visual marketing is exactly how to get it done.

So - from my perspective - you couldn't work with a better broker in town.

Sold a Single Family home in 2013 for approximately $300K in Hillsboro, OR.

David represented me in the best possible way, as I live out of town and had renters in my house. He actively worked with them to make their necessity to move out as smooth and kind as possible. He went above and beyond my expectations, for example, offering to clean the house himself if it wasn't spotless when the renters moved out. Although I haven't met David in person, I was able to feel complete trust in his advice, actions and responsiveness. Both he and Julie Tran were always quick to respond and took care of all the details thoroughly and quickly. It is obvious that David knows the Hillsboro, OR area very well, and gave my house the boost it needed to sell quickly, in 12 days and for a very good price and a clean offer. He and Julie also took care of getting the few items required from the inspection taken care of and for reasonable costs. They are both open and friendly.

David Caldwell made the sale of our house easy. His accurate pricing, efficiency and organization were outstanding. He and Julie, our other contact, were easy to reach, always returned calls immediately when we had questions, and were extremely helpful with all aspects of the sale. He was vary prepared in all things regarding the housing mrkt. He would be able to show any house that we wanted or should see. He takes the approach of what makes the most since for his client even if the client doesn't think so. I highly recommend him to anyone who wants what's best for themselves.

We contracted David and his firm to sell our house in Tigard. We had previously interviewed several realtors who recommended expensive changes and a lower asking price. David correctly read the market, and his team put together an impressive brochure and made sure that interested buyers could see it.

I value David as a realtor, and as a newfound friend. I wouldn't recommend any other agency more than I would Hillshire and David.

Over the years we have bought and sold several homes, but I have to say that our experience with David Caldwell was unique. When we told him we were considering selling our home and "downsizing", now that our children were gone, David advised us that it would be better to wait about six months. His advice was right on, as we were able to sell our house as the market was rising and buy a smaller, retirement home before the prices rose too high. His market timing was perfect. I can imagine anyone with more market knowledge. Both David and his top notch staff made every step in the process seamless. Their communication and responsiveness was amazing, making the whole process very simple and controlled. The customer service of David's Hillshire Reality Group was like nothing we had experienced before. It was the first time in our lifetime of real estate dealings that we really felt that we had an "agent" with our interests totally at the forefront. I can't imagine a more satisfactory experience with a real estate professional.
