joelham123 - Ahhh. I didn't even notice the exclamation mark. Good point. We'll standardize on a simpler, less confusing greeting for moderating these forums. Thanks for that feedback. I know what's going on in 30039. We don't have Zestimates there and so we don't publish the historical Zestimate charts - that's why the charts and data page is missing. GA has been a challenge for us. We hope to have data and Zestimates across most of GA in the coming months.

vegaswunders - Not having visited either home, we don't know what condition they are in and that information is not factored into Zestimate values. Kumar -The 808 sq.ft. comes from your county assessor - their public records are the primary input to the Zestimate values on Zillow. The Zestimate is a starting point but not the final word on home values - if you're considering selling your home you should ask a few local Realtors for a CMA - and if you need its value appraised, contact a local appraiser - appraisals typically cost between $250 and $500.Pinks, walty, Kary -Thanks!

Comps on Zillow.com
This sticky post clarifies some common questions about the comparable homes (comps) listed for each house on Zillow. Comps are similar homes that were recently sold. They provide useful information for understanding the demand for homes like yours.Comps on Zillow are used slightly differently to the way a Realtor would use comps. Your Realtor will typically use comps to help determine a list price - those comps are an input to your Realtor's calculation of the value of your home. Zillow however does not directly use the list of comps to calculate the home's Zestimate - rather, the Zestimate algorithm uses information learned from all sales and then tailors your home's Zestimates according to its specific attributes. Remove your listing because of Zestimate

On this topic, you should note that removing for sale info from your house on Zillow will not remove your house from Zillow -- buyers will still see the Zestimate value regardless of whether the house is posted for sale. There's nothing to gain by not posting your house for sale. I understand that it can be frustrating to hear a low Zestimate value quoted in negotiations. Try to see those conversations for what they are; they're just negotiations. In fact, by posting your home for sale and showing buyers that your aware of the Zestimate value you're likely to hear the Zestimate quoted less often when negotiating with buyers. jilbihbruno - No-one can manually manipulate Zestimate values. Sudden changes in Zestimates can occur when we receive a large amount of new information about an area in a single update.
