I created my profile and my listings are being picked up from the ERA feed, but they aren't attaching to my profile. I've tried adding in the listings, but then I'm told that my listings already have a listing agent. Can this be done now or not until a new release?
Except when we are in the height of a seller's market, I stay away from doing open houses. I do intensive interent maketing along with full videos of the homes. I'd rather let buyers do virtual walk throughs of the house and then arrange a private showing with their buyer's agent.
Congratulations on getting your license! You've already been given some very good advice. The only thing I'd like to add is make sure you also have a chance to interview some of the agents at the companies you're considering working with. Make sure that what you're being told by the owner/broker is truly the way things work in the company. This will also give you a chance to see if you'll mesh well with the personalities already in the office.
You've received a lot of good advice already. Neat Freak suggested a very good idea. . . take pictures. First of all, you'll be putting in a lot of work to stage the house. By taking Before and After photos, you'll definitely know that your time was well spent. Secondly, if you do decide to stage your house yourself, photos allow you to look at the room more objectively than if you are standing in the doorway. We all get house blindness and stop seeing the unfinished projects or clutter, but when you are looking at a photo, the work that still needs to be done pops right out at you.
Maybe it's my location (5 miles north of Boston) but I'm finding that many of the sellers I'm working with are pretty well educated about what's been going on in the market. I actually had a seller this summer who thought my asking price was too high for her house. It was the first time in a while that I had to show a seller comparables to convince them to list the house for higher than what they wanted. (We ended up with multiple offers.)
Hi Sue,Zillow's Zestimates use an algorithm and are just estimates. They are a good way to get started, but just give you a rough idea of the value of your house. The program has no way of knowing the differences in areas. The best way to find out the current market value of your house is to call in a local Brockton agent and get a current market analysis. You bought 6 years ago in 2003 and the market here in Massachusetts peaked in 2005, so the odds are in your favor that you should be able to get what you paid for the house.If you'd like any help finding a good local agent, just let me know.Deb Agliano (DebOnTheWeb
I installed the plug in yesterday. The only tweak I needed to do was change my PHP to version 5 and register for the APIs. The rest went very smoothly. I don't have feedback yet from people visiting my site but hope to have that soon.
