Deborah aided us with the simultaneous sale of our home and purchase /selections for a new construction home. I can't recommend her highly enough. On the selling side, she coached us beautifully from start to finish, from a candid but pragmatic assessment of what was needed to successfully market the home; to great referrals for contractors, recommending paint colors & even coordinating the work; to coaching us through the staging and offer process, and we ended up with an extremely successful result. On the buying side, she honed in on our preferences, delivered the listing and helped coach us through the new construction process from the very early stages (P&S signed at framing). She has extensive knowledge of local builders, the new construction process and the real estate market, is extremely hard-working, and is a great advocate for her clients. She also has great taste! By the time my husband retired from the Air Force, our family had moved ten times during his military career. While we're accustomed to relocating and have bought and sold several homes over the years, our most recent move was by far the most challenging and stressful. We were truly blessed when my husband's company assigned Deborah to assist us with the purchase of our new home. She is extremely familiar with the nuances of each town and its corresponding neighborhoods. I found her to be very much in tune with our family dynamics. We have twin daughters, who had enjoyed living in rural Montana and wanted to be surrounded by nature; my husband and I, on the other hand, were looking for a walking neighborhood where everything would be accessible on foot. At times, I'm certain we were sending so many mixed messages, I'm not sure how Deborah deciphered it all. She found us the perfect Boston suburb: Our girls hike from our backyard and spend summers at "the pond," and we're still able to walk to the grocery store, library, parks, restaurants, and shopping. It took two months for us to find our perfect house, and there are several ways in which Deborah proved invaluable during this process. She is accessible. All of our messages were returned quickly, and when Deborah sought answers to questions, she was so thorough in her research that I knew we could trust that we were fully informed. She is forthright. When we wanted to purchase our home, Deborah told us that she must first look into the house across the street. It was empty, and the lot was overgrown. Within minutes, Deborah called to say that we were going to love the couple who owned the vacant house: They had purchased it months earlier and planned to spend the next year restoring it. Her honesty also proved important in the sale of our previous home. Earlier I indicated that this move was stressful for our family. My husband moved to Boston and began his new job while my girls and I were stuck in Michigan trying to sell our previous home. Despite the fact that she was operating from 1000 miles away, Deborah provided much needed insight into our market strategy. Had I sought her opinion on my previous home sooner, I am confident that I would have not only sold the house more quickly, but I would have done so at a better price. Meanwhile, at this end, the sellers of our current home were not prepared to move quickly. This was a sensitive issue as we were transitioning our daughters into their fourth elementary school. Deborah was able to negotiate the earliest feasible move-in date so our girls could enroll at their new school as soon as possible. This was no small feat as our sellers had to move into a hotel while their current home was under construction. Should we ever buy or sell again, Deborah would be the only person I would consider calling because I know that she truly operates in the best interest of her clients.

Deborah did an outstanding job working with us. This was our second home purchase, so it was our first time selling our current home while buying a new one. We were moving to a new area, and Deborah did a great job "educating us" as to the neighborhoods, housing types and price ranges, and process for that area. She always responded quickly when we had questions, was always available when we needed to meet with her for showings, etc., and was not at all pressuring to buy a specific property -- after many snowy weeks of looking at options. She was extremely professional, timely, and competent in executing all the details with other agents, lawyers, inspectors, etc.
This really helped us find our dream home at a price and pace that we were comfortable with, even when we had to compete with other buyers. She also helped us in staging and showing our own home, with a strategy that worked well for us. The only criticism I'd have is that she did not provide much guidance on the price we should ask for the home we sold (as she was less familiar with that area), and we were hoping for more guidance on that point. Overall, I would enthusiastically recommend Deborah and would happily work with her again -- but hopefully we'll stay in this home long after she's retired!

She also gave helpful advice in what we would need to do to best show the place we were selling, and put together a great package and open house that solicited many offers. Though she was not as familiar with our selling market (Waltham) as our buying market (Lexington) in terms of people and pricing, that part also went well. Her attention to details at closing of both prop0erties, and her consistent cheerfulness and professionalism in this hectic process, were outstanding. We will recommend her to anyone we know.
