You might have a problem with the sourcing of the funds. Typically you are going to need 60 days. Gifted funds can be tricky, depends on the type of loan program you are getting. A community lending product wont have an issue with the gifted funds. Other types of loans definately would. If you have any other questions please let me know.

103% financing FHA loan

I like the Fannie Mae My Community loans. You can get the seller to pay all the closing costs. You wouldn't need the 3% and just go with the 100% financing. You wouldn't get in the property and be upside down. Let me know if you would like any info. I do a ton of these.

The rules have changed recently. You wont be able to get over 90% anymore. The day of the 100% combos are over for now.
