Bought a Single Family home in 2014 in Helotes, TX.

My wife and I were referred to Denver after a bad experience with another realtor. After that previous experience, we were pretty dejected about this home-buying process, but we could not have been happier with our decision to hire Denver instead. From our first meeting (on a weekend since my wife and I both work), Denver took the time to ask us detailed questions about not only the type of home we wanted, but he also asked us questions about our lives in general to really focus on the type of home that would be best for us (now and in the future). In that first meeting, Denver clearly laid out the plan for our search, starting with that initial meeting, all the way through closing.

Based on our first meeting, Denver was able to zone in on our likes and dislikes, allowing him to weed out a lot of the homes that were not right for us. Denver knew all of the subdivisions and neighborhoods in the part of San Antonio we were interested in very well. This, of course, is key since there are so many homes out there, which can be very daunting for first-time home buyers (like us). Right away, we started to receive MLS listings of homes for sale, and as we saw more homes online, we were able to give Denver more feedback to help him further refine our search. Denver would respond right away to our feedback and would offer to set up viewings or clarify why maybe a particular home was not right for us.

When we were ready to start viewing homes in person, Denver always took his time in explaining all the good and bad aspects of each home we viewed. Once we were done viewing a home, Denver would apply his wealth of knowledge and experience to give us a realistic picture of whether the house was good for us and what type of offer we should make (if we decided to make an offer). At first, my wife and I were timid about providing feedback on the houses we viewed. However, Denver was able to read our body language like a book and would ask us for more feedback when he felt something was not right.

Many times, a question about a house would not pop into my head until well after we viewed the home. I would call or text Denver later to get clarification, and he was VERY accessible and responsive to any of my calls/texts. When Denver says he's working 10am-10pm, he is not kidding. I even remember texting Denver during a Spurs NBA playoff game, thinking Denver surely wouldn't reply because he was out watching the game...but seconds later, there was his reply text or call!

Whenever we decided to make an offer, we had no clue whether the sales price of a home was a good price or an inflated price because we were new to this process. However, Denver always pointed out key issues with the homes to give us a solid offer. On two different occasions though, our initial offers were countered with higher offers. While my wife and I may have continued to bid out of emotion, Denver was able to see the big picture, and he cautioned us on avoiding counter-offers that were too high. Each time our offers were rejected, Denver was able to help us step back, re-assess the situation, and reconsider whether those homes were really for us - they were not, especially at those prices.

After those two rejected offers, my wife and I began to become a bit discouraged, and we hit the "pause" button on our search. Denver then reached out to us again to give us the reassurance we needed to continue our search. Those houses that rejected our offers were still on the market, with prices dropping towards our initial offers, so Denver's suggested offer was actually spot-on. By that point though, we were not interested in those houses anymore because we had finally found the perfect home that met all of needs and wants in a home. Thank God Denver did not push us into those houses that really were not meant for us!

When we finally saw the house we eventually bought, Denver did his research to get as much information on the house and the sellers to know the best offer we should make. He then got to work on negotiating the price down even further (even though the house was already a great deal), along with having the seller contribute some funds towards our own closing costs. When we all felt we had the best offer for us, Denver got us into a contracted offer, and the real fun began then - getting through underwriting and to closing!

Once we were under contract, Denver always kept tabs on us and would further explain each part of this long process all the way up to the closing date. When we finally got to closing, Denver was right there with us, explaining to us the important details of our closing documents. When it was all said and done, my wife and I could not have asked for a better realtor to give us the guidance we needed as first-time home buyers. If any of my family or friends are ever in the market for a home, I will without hesitation refer them to Denver!
