My wife and I were referred to Denver after a bad experience with another realtor. After that previous experience, we were pretty dejected about this home-buying process, but we could not have been happier with our decision to hire Denver instead. From our first meeting (on a weekend since my wife and I both work), Denver took the time to ask us detailed questions about not only the type of home we wanted, but he also asked us questions about our lives in general to really focus on the type of home that would be best for us (now and in the future). In that first meeting, Denver clearly laid out the plan for our search, starting with that initial meeting, all the way through closing.

Based on our first meeting, Denver was able to zone in on our likes and dislikes, allowing him to weed out a lot of the homes that were not right for us. Denver knew all of the subdivisions and neighborhoods in the part of San Antonio we were interested in very well. This, of course, is key since there are so many homes out there, which can be very daunting for first-time home buyers (like us). Right away, we started to receive MLS listings of homes for sale, and as we saw more homes online, we were able to give Denver more feedback to help him further refine our search. Denver would respond right away to our feedback and would offer to set up viewings or clarify why maybe a particular home was not right for us.

When we were ready to start viewing homes in person, Denver always took his time in explaining all the good and bad aspects of each home we viewed. Once we were done viewing a home, Denver would apply his wealth of knowledge and experience to give us a realistic picture of whether the house was good for us and what type of offer we should make (if we decided to make an offer). At first, my wife and I were timid about providing feedback on the houses we viewed. However, Denver was able to read our body language like a book and would ask us for more feedback when he felt something was not right.

Many times, a question about a house would not pop into my head until well after we viewed the home. I would call or text Denver later to get clarification, and he was VERY accessible and responsive to any of my calls/texts. When Denver says he's working 10am-10pm, he is not kidding. I even remember texting Denver during a Spurs NBA playoff game, thinking Denver surely wouldn't reply because he was out watching the game...but seconds later, there was his reply text or call!

Whenever we decided to make an offer, we had no clue whether the sales price of a home was a good price or an inflated price because we were new to this process. However, Denver always pointed out key issues with the homes to give us a solid offer. On two different occasions though, our initial offers were countered with higher offers. While my wife and I may have continued to bid out of emotion, Denver was able to see the big picture, and he cautioned us on avoiding counter-offers that were too high. Each time our offers were rejected, Denver was able to help us step back, re-assess the situation, and reconsider whether those homes were really for us - they were not, especially at those prices.

After those two rejected offers, my wife and I began to become a bit discouraged, and we hit the "pause" button on our search. Denver then reached out to us again to give us the reassurance we needed to continue our search. Those houses that rejected our offers were still on the market, with prices dropping towards our initial offers, so Denver's suggested offer was actually spot-on. By that point though, we were not interested in those houses anymore because we had finally found the perfect home that met all of needs and wants in a home. Thank God Denver did not push us into those houses that really were not meant for us!

When we finally saw the house we eventually bought, Denver did his research to get as much information on the house and the sellers to know the best offer we should make. He then got to work on negotiating the price down even further (even though the house was already a great deal), along with having the seller contribute some funds towards our own closing costs. When we all felt we had the best offer for us, Denver got us into a contracted offer, and the real fun began then - getting through underwriting and to closing!

Once we were under contract, Denver always kept tabs on us and would further explain each part of this long process all the way up to the closing date. When we finally got to closing, Denver was right there with us, explaining to us the important details of our closing documents. When it was all said and done, my wife and I could not have asked for a better realtor to give us the guidance we needed as first-time home buyers. If any of my family or friends are ever in the market for a home, I will without hesitation refer them to Denver!

If you're looking for a powerhouse realtor, look no further! Denver Lambuth is the John Wayne of the real estate world. Be prepared to receive total HONESTY with Denver. He doesn't beat around the bush, and will give you the honest truth. He will fight for his customers, and will not take no for an answer. He doesn't focus on selling a house, he focuses on finding you the right home! We HIGHLY recommend Denver to anyone looking to purchase a new home. Believe us, the only money you'll spend on headache relief is with your mortgage lender, not Denver.

Denver was great the whole way through my home purchase! When I had questions and concerns he not only answered them, he always encouraged me that the end was near and hang in there. Denver was very professional and posses a wealth of knowledge in the business of real-estate. He more times then not jumped in to get me the information I was seeking without ANY hesitation. I felt a as if he were family verses a realtor because he would call, email, and or text just to see how my family and I were doing even if he had no new news for us and therefore I felt as ease with him helping me in one of the biggest decisions of my family's an my life. I would refer him to anybody because he is simply AMAZING! If you want someone to ge blunt upfront and willing to do the work choose Denver he wont disappoint you at all.

When I do reviews it usually is to vent and someone made us mad or sick? But in this case its to brag! I just want to start with how fortunate me and my husband are by reaching out to Denver. So as I sit here in my dream home I’ll start the bragging now…. ?

Denver was the best thing we did when buying our home, he worked with our lender and our builder professionally and yet very effectively which made our home buying process smooth and stress free. I have heard so many horror stories of first time home buyers and I’m so honored and excited to say Denver made it stress free and could always count on him from the start.

Denver knows the area extremely well and gave us options in the event we decided not to build, he wasn’t pushy, he always weighed the pro’s and con’s, I value this honesty. Once we had our heart set on our new home Denver made it happen and immediately worked on getting us in our dream home. He also worked very hard in getting us the best price for our house, even with a new home. He always kept us in the loop on what was happening as the process went, always returned all our calls and made us feel that he had our best interest. Denver is also very well connected with several different individuals we didn’t know we needed to buy our new home for example, inspectors, mortgage lenders, and etc.

Denver is personable and funny, he is like family now. I will recommend him to all my friends and family and you should experience this too. If we ever need anything else we know who to call, DENVER LAMBUTH!!!

Helped me rent a Single Family home in Converse, TX.

I knew nothing about the area, not only was he a professional he knew San Antonio areas quite well. Denver is a great realtor, very patient, I did not feel rushed when I kept changing my mind. I would recommend him to all my friends and plan on using him when I purchase my new home. Denver also fit in my schedule, if I found a property outside of what he was sending me the very next day we were on our way. Again Denver is a great guy and I look forward to working with him again when I come out of this rental.

Simply put: Denver is the Realtor you want representing you.

I am 25 years old, and I had never bought a house before: that is the kind way of saying....I had no idea what I was doing. Denver helped me understand--in depth-- the process of buying a home. We looked at several homes and he pointed out (more times than I can count) things that I would have never taken into thought. Furthermore, he does a great job breaking down the numbers. I think finances are everyone's biggest worry when buying a home. Being a first time buyer, I really did not know much about the negotiating process of buying a house. Denver was incredibly helpful in all phases of purchasing my house. Do yourself a favor and call Denver if you are buying or selling.

We came across Denver as the listing agent for one of the homes we viewed online and I must say I thank GOD we found him! We were first time home buyers, so as you can imagine we were very nervous and didn't know what to expect. We figured it would be like buying a car but far more nerve-racking . We assumed we would be pressured to buy the first home that came along so that he could make a sale and be done. But let me just say that's not at all what happened! Denver was there for us every step of the way! He told us right from the beginning that he would help us find the right home for us no matter how long it would take. Him telling us that up front made me feel more confident that we had found the right person to help us find the perfect home for us. After 7 months of searching and thinking that we would never find the home for us we eventually did. Even though we were very picky Denver was extremely patient we us throughout the whole searching process. If you are looking to buy a home I would definitely recommend Denver! He will absolutely do above and beyond for you. Not to mention that he is always available no matter what time you call him. We are extremely grateful to have found Denver! You will not be disappointed!
