I'm not sure, exactly, what you are asking.In my office we do have an in house mortgage broker. The good point being when/if se is being slow on getting back to use I can go pound on her office to and or bring her cookies to get her to speed things up.These aren't options I have if we go through a different mortgage broker.If youd like me to refer you contact me.

Buying Home to sell after 5 Years

If you know you will be moving in 5 years your best problem is probably to contact an agent who specializes in short sales.Even luxury/move in ready homes get onto the market at times as a short sale, and it is probably your best bet to be able to make a profit in just 5 years after taxes etc.Otherwise if youre financial situation is suitable by a house with a good rental value and rent it out when you leave.good luck!

How does a FSBO get buying agents to work with them?

AS an Agent I am willing to bring a buyer to a FSBO provided that the seller will sign a variation of the listing agreement that says you won't sell to the buyers I bring in without paying me 3% for the buyer agent.However a lot of things have to happen before I bring them to your house.1- I have to find a pre qualified, motivated buyer (this is long and involved and takes a LOT of time)2- This buyer while being pre qualified and motivated somehow isn't satisfied with what is on the market by myself or other agents.3- The buyer, who is apparently very picky despite being qualified and motivated, needs to be interested in your house.Why would I take them to homes listed by other agents or myself first? If I sell them one of my listings I get paid more, and I know everything is going to be done in a way to meet my standards for timing/ professionalism/ accuracy.If there is a listing agent involved I can reasonably assume things will meet my standards in regards to the proper contracts and addendums being provided, disclosures are turned in on time(ish), and I don't have to hold the hands of anyone other than my clients. As a FSBO I will inevitably have to do a lot of the work of a listing agent, but without getting paid for it. You'll inevitably send me last year's adendums for this year's contract or something of that nature. Something won't get disclosed right away and come up during inspections that can cancel the deal wasting time (and therefore money).One of the things most FSBOs don't understand is that buyer's don't grow on trees, and selling a specific home requires more than an MLS listing and some advertising online.If you were to hire me to sell your home one of the things I would do is contact the over 300 agents in my branch, plus the dozens of other agents I know of in other companies to see if they have a buyer to bring in.I would then contact other potential buyers (past clients, people who have recently received new jobs/promotions/new kids/gotten married, even going door to door and talking about your home). These are the ways we can get your home sold quickly.I can't market your house like this if I am not the listing agent. So, see the 3 criteria above for bringing someone to you.There is just no reason for me to make bringing a buyer to just a specific FSBO a top priority. Bringing a buyer to a FSBO is something I will do so i don't lose the buyer, but it is never going to be at the top of my list.

What are the best school systems in Tampa

Hi Beth!Tampa schools are actually pretty good, I  am a product of them myself. In my opinion the best schools are in Northern Hillsborough county that get fed from the Lutz/Carrollwood area but I may be a little biased :).Generally speaking the nicer the neighborhood (higher property tax bracket) the better the schools will be.So if Schools are your #1 concern I'd start with neighborhoods like Lake Carlton Arms or Cheval, depending on your price point.Feel free to contact me and I'll help you further.

Contact an agent and ask them to come by and run a Market Analysis. Any agent worth his salt (including myself) will do one for free any time.That is the best way to get the most accurate estimate.

How do I find a realtor who will list my home for 5%.

There is lots of good advise here.Any question about commission is going to draw heated debate.I think the biggest question you should really ask yourself is:What would this agent who wants a 6% commission have to do to DESERVE that, and do I trust this particular agent to actually do that?For example:Agent A will work for 5%. To earn his 5% he will hold one open house per month, list your house on every website possible, but his firms website isn't particularly high in traffic, being a local agency and not a national agency. He probably has good leads on local buyers to bring in.Agent B works for 6%He works for a globally known company whose website is one of the 3-5 most visited real estate websites in the world. His local branch has been in business for a while and has several hundred agents. This leads to more buyers locally and globally. More buyers means more offers, more offers means more competition. The laws of supply and demand say that more compeition means a better price. Bottom line- in the right hands that extra 1% in commission you are paying could award you double or triple that in the sale price of your home.Recognize that Every company offers different services. Every agent in every company does things in their own way. While you can negotiate the commission you are going to get some very strong and decisive arguments from any agent worth his salt to defend that commission.If you'd like to know more about the local market and what agents do to earn their fees feel free to contact me. Troubled property- considering dual agency

If the seller's agent didn't disclose the property of the Green Home being torn up by the government why would you want him to sell youre home? he doesn't know the area very well or the market sad to say.Good luck.

what is the cost for zillow leads monthly

Answer
I picked up a 'cheap' zip code in my area and took about 10k impressions per month, or about half.It costs me about 170, and I've had lots of leads and 3 going to closing within 2 months.Definitely looking to expand into the nicer areas

how many rentals are in cory lake isles??? if rentals in any area is 20-30% of totals can this hurt
