Sold a Single Family home in 2014 for approximately $5.025M in Weston, MA.

Diana is the most knowledgeable and strategic Weston-based realtor with whom we have worked in the almost 30 years we lived in Weston, during which time we lived in (bought, re-modeled, and sold) 3 different homes. Weston is a very distinct real estate market, and at the high-end of the market in particular it is extremely helpful to be familiar with land use and property development in the town. Diana is unique in that she diligently attends meetings of the Weston Planning Board and thus has an intimate knowledge of the regulations, trends, and professionals (town officials, developers, attorneys, civil engineers, etc) involved in Weston real estate development.

For our most recent home sale, Diana crafted a masterful strategy with: - thorough pre-marketing (target research, staging with a professional designer, etc), - careful market positioning (pricing, timing, key messages), - tasteful and attractive formal and informal publicity (including state-of-the-art exterior drone video shots incorporated into a custom webpage), and finally, - courteous and effective business relations in managing and negotiating with prospective buyers and their agents. As a result, we had multiple offers within days of listing the property and sold it for well over our asking price. If you are looking for a realtor to help you buy or sell a special property in Weston, I cannot recommend anyone more highly than Diana Chaplin.

I did not end up listing with Diana, because I inquired about renting my house but I was impressed with a level of her local knowledge communication skills and humility. She responded to my inquiry right away had an very honest talk about my listing and expectations. She possesses a very deep knowledge in the local market and understands many nuances. At the end of the day, she convinced me not to rent the house and proceed with selling for which I am forever grateful. With this knowledge and honesty I know you will be in good hands  More Less

Bought a Single Family home in 2013 for approximately $2.025M in Weston, MA.

I was not expecting to buy a new home in 2013; however, due to unforeseen circumstances, I entered the market with the hope of closing on a new property within 2 months. I cannot possibly say enough about how helpful and supportive Diana was in helping me through the process.

We started by talking about what I knew I definitely did and did not want in the new house. There were many questions that Diana asked that I hadn't even considered. Based on our discussion, she ruled out homes that she knew would just not be a good fit so that I didn't waste my time. We saw approximately 8 houses the first day. It was a wonderful preview of the town so that I could become comfortable with the current market. We went out a second afternoon to do a second showing on one home and see a few other new homes. We then followed up with second and third showings. I was amazed at how she frequently knew the details of the homes better than the listing broker. She often remembered the architect, builder, etc. from years past when the house was previously on the market. Within a week, I had made a decision and felt comfortable making an offer.

Diana was wonderful in giving me guidance through the negotiation process, but also allowed me to make the final decisions without pressure. She made the voluminous paperwork seem simple.

There were a few small problems with the inspection. She knew immediately who I should call to obtain additional information and was wonderful at helping me to gain access to the home to make sure that everything could be resolved.

I began my search on October 4 and actually closed by mid-November. I have been in the house for 7 months. I must say that it has been a really good choice for my family. I can't imagine that anyone could have been better at helping me with this process. Diana's kind demeanor, knowledge of the home buying process and passion for the community made it as easy as possible. I would highly recommend her to a friend.
