what should my property be worth

Answer

If you are interested in selling your property talk to two or three Realtors.  Ask friends, family, etc. for recommendations.  Ask each Realtor to present a CMA (Comparative Market Analysis) for your property.  The CMA should give you an idea of today's market value.  Be sure to use Realtors who do deals like yours.  Contact us if you have questions.

What percentage does a Zillow agent charge on the sale of a home?

Answer

Zillow does not have agents. It is an excellent source of information that buyers and sellers use. If you are hiring a realtor to list your property the question you really should ask is, "What is the result (net) likely to be if I list with you?" You should interview two or three Realtors. Ask how many deals they have closed recently that were like yours. Ask to see a custom marketing plan for your property. If their marketing plan is the "Poke and Pray" plan ( poke a sign in your yard and pray it sells on MLS alone) move on (Our marketing plans average about 90 items). If the Realtor knows what they are doing and sell your property quickly and for top dollar you will pay a little more to make a lot more. Contact is if you have more questions.

What is an "AS IS ADDENDUM" and is it as scary as it sounds?

Answer

You are smart to ask.  An Addendum is what it sounds like, a document that is being added to the original PA (Purchase Agreement).  An As Is Addendum states that what you see is what you get, the owner or lender will do no repairs.  You should have a professional Realtor experienced in short sales on your side.  As you know, the seller pays your Realtor's fees.  And, yes, you should write an inspection contingency with your offer.  With Real Estate there are three major factors:  Location, Condition, and Price.  Six months on market is a little long to be on the market.  The length of time on market probably tells you that location and condition do not equate with the list price.   Get an experienced Realtor on your side for the best result. Contact our office if you have more questions.  Good luck with your search!

what my property is worth

Answer

If you are looking to find out market value of your home, call two or three professional Realtors and ask them to do BPO's (Broker's Professional Opinions) on your property.  Ask for CMA's (Market analysis) as well.  Ask if the do a Price / Trend Analysis as well.  With the right tools you should have a good idea of your home's market value.  You can also hire an appraiser.
