Sold a home in 2015.

Derek was our agent for buying a new house and selling the old house. He did a wonderful job. On the new house Derek negotiated a substantial discount for us, made sure our interests were protected with the builder, and found a great solution in a complex situation, related to securing a loan. He made us feel taken care us every step of the way.

On the sale of the old house, Derek helped us to stage the house and brought photographer that took such wonderful pictures and video, that after first three days on the market our house received multiple offers and sold above asking price.

For these reasons, Derek comes highly recommended. You will not find more knowledgeable and responsive real estate professional in this area than Derek Bauer.

Derek is by far the most professional, knowledgeable, and courteous realtor with whom I have ever worked. Step by step he was there for us, keeping us informed of all the processes involved in selling a home. Derek was referred to me by a friend who recently bought a house with Derek's help.

He came to the house inspected it, took some notes, and gave me a few ideas of things to improve. He also pitched the idea of staging the house to help buyers visualize room use and potential.

He went back to his office, did his homework, and sent me a listing price based on comparables recently sold and market conditions. He did not sugar coat anything and was very sincere in his approach. So we signed with him, made some basic improvements, staged the house, photographed professionally and listed it. The traffic to the house was excellent. We had 2-3 showings every day and within a week or so, we had our first offer. The buyer could not secure financing though and the house was back on the market. Within a week of that, we had another offer, and Derek helped us negotiate the fine details and the house was sold at the listing price.

The whole process was completely painless and transparent. I had a harder time selling stuff in my garage sale.

When we went to sell our house in Royal Oak we interviewed 6 different agents. They varied greatly in the presentation and research they had done to convince us that they were the right agent for us. Derek stood out by far. First he provided two books along with a professionally put together brochure. Almost all the rest came in and said the market is hot right now declutter a bit and and do some basic cleaning before listing. Derek came in and gave us a range of what we could sell the house for depending on the level of changes and prep for sell we were willing to do. I read Derek's book "How to Sell Your Home for Top Dollar in ANY Market, ANYWHERE!: The Only Real Estate Playbook You'll Ever Need" cover to cover numerous times. He covers the entire process of selling a house that goes well beyond what any of the other agents we met with discussed. This book and process Derek outlines proves he is a real estate expert. From what I can see the vast majority of of real estate agents are used car salesmen who are looking for minimal effort sales. Most of the agents we interviewed warned us that they thought the house would sell in 30 days, but maybe as long as 60 days because our house is on a corner lot, has no basement, and a one car garage. When they said this I asked so are there things we can do to help it sell faster? Most mentioned a few minor things like painting some rooms or modifying our garage. Derek suggested a professional stager and more dramatic changes that will get it sold fast and for top dollar. Derek was also the only agent who said that we could potentially have the buyer assume a $6,500 special assessment on our property for street paving and sidewalk improvements. When we asked the other agents about this they said it could not be done. We met with Derek's recommended professional stager who gave us a long list of things to consider doing prior to sale which went from free simple labor changes to a Kitchen update. After consultation with Derek we decided to invest $10,000 into the property prior to sale, with the majority of that going into the Kitchen. We had Granite Counters installed, replaced a number of appliances, a custom back splash. Since we had already moved out of the house our professional stager brought in furniture and decorations to really high light the house. Derek had a professional photographer come in and take some amazing photos and virtual tour. On the first day we listed the house we received our first offer. 5 days later we received a second and third offer. After about a week of negotiations by Derek we had a signed purchase agreement that got us our full asking price after concessions along with the buyer assuming the $6,500 special assessments 12 days after listing. We got over $26,500 more than any of other agents we interviewed thought we could get when taking into account the special assessment being taken on. There was even a house a couple blocks away that looked like our house before our investment listed several weeks before ours that at the time of our closing had dropped its price $30,000 and still had no sale. I strongly suspect any other agent who just wanted slap a sign in the yard and take some photos themselves would have had us dropping out price more than $10,000. So yes we put a good chunk of money into the house to prep it for sale, but the results speak for themselves.
