I would recommend that you consult with your current Realtor on who he recommends you use for your mortgage financing. The short sale buying process requires extreme patience and tolerance. While you are waiting for the process to unfold expect delays, changes, and more than likely disappointment. I would highly recommend that you work with your realtor to look at additional properties preferably non-short sales. As you continue to wait there is a strong likelihood that mortgage rates will continue to rise and affect your purchasing power. Something you may want to consider.

I would highly recommend that you check out Zillow Premier agents and read their reviews. Then contact several and interview them over the phone to determine their qualifications. You may also consider meeting the top qualifiers at their office for a more in depth determination.

What is your opinion on buying the site in the entrance(first house) of the subdivision ?

I would highly recommend you consider other options. Being the first home in a newly developed subdivision (which I assume)may be very distracting with the continual construction vehicles arriving by. You may want to really look at how many undeveloped lots are surrounding the area and what the future plans are for further development.
