The Agent you choose should be able to assist you in staging. I know that I do for my clients, along with sometimes, if necessary, having a professional stager come in... The general idea is to be sure each room shows a clear purpose, that the furniture is not too large for the space, shades/curtains open so sun can come in, closets are neat & sparse, as well as some other major things. I will email you a staging brochure I have designed for helping my clients. I've had over 1,200 closed transactions & many of the homes were staged. It sounds to me like you're serious about not just LISTING, but SELLING if your considering staging. Congrats on the decision to look into each option that can increase your bottom dollar. is it smart to have a house appraised before you make an offer on it?

Answer
Agree with above, in PA an appraisal prior to purchase is not frequently done, though I would definately be sure that your agent includes an 'APPRAISAL ADDENDUM' to cover you in case the house is not what the price you agreed upon. This is a great idea for every Realtor to use in this crazy market we're in.

I would say that Zillow calculates estimates based on public tax record information filed with the recorder of deeds in the courthouse. Sometimes that info is inaccurate. Though its neat to see the numbers these types of sites come up with, its situations like these that prove how important it is to have multiple estimates. If your home is exactly the same as your neighbors, using our common sense, chances are its worth the same! If you are interested in finding out the actual value in todays market, contact me!
