I'm not sure how your home purchase contract (which varies state to state) and Realtor handles inspection responses. I would have asked for a licensed contractor to do this type of work with at least a one year warranty. I would recommend talking all these points out with your Realtor, they are there to be the guidance you need when items come up on the inspection.

Very low inventory in NW Washington. Multiple offers are back. How are your markets?

The Seattle area is hot! Buyer's are having to do a pre-inspection with no financing contingency and of course over bidding on a home if they want a chance of purchasing the home. It's crazy right now for the buyer's in our area. I'm curious how other areas are doing as well.

Call your Realtor that represents you immediately and let them know what you would like to do, they are there to help you out in these types of situations. It does depend on what the contract states. Every state or new home builder has their own adopted rules to a contract.

If the seller agreed to make the repairs then that is what they are liable to do, they signed the agreement and are now bound to that agreement. Options at this point are for the listing agent and your buyer's agent to discuss alternatives that will work for both parties (credit towards closing costs, etc.) and/or for you to talk with a real estate attorney. I hope you can get everything to work out and in the end be able to purchase your new home and enjoy it for years to come. ~LB

Great question. If this is a home that you plan on selling soon, you most likely will not see a return on your money. I would weigh the facts...how long do you plan on living in the home? What is the return of energy savings you will receive after the cost of the investment over that time period. Also check to see if there are any current tax refunds for converting to energy efficient windows. I do agree with others that having new energy efficient windows will make your home more attractive then your competition when you are ready to sell your home.  Best of luck to you!

Staging a Home, is it necessary?

You bet! When I hire my Stager to stage the client feels more confident in selling their home! I provide clients with a complimentary consultation so they are given upfront knowledge on what it takes to sell their home in the current market conditions. It really takes the stress off of the client when they can rely on a professional. My clients appreciate the staging I provide as one of the many important parts of my marketing.Also, when I take my clients out on buying trips they are impressed and inclined to stay an extended time in a staged home verses a vacant or non-staged home. Homes that are cold and dark with the blinds closed offer no sense of warmth or attractiveness to the home buyers out shopping for homes and it effects the time on market. Great subject!

The arial photos are updated approximately once every two to three years from what I understand.

how can i do a cma on zillow

After you post the home on Zillow you can add all the property features,  any upgrades, any remodels, and double check all property information for accuracy. It is easy once you have set up your zillow account.
