I don't believe any community is necessarily "better off" with gentrification. The term "up and coming" seems to go hand-in-hand with gentrification, though. When more money suddenly comes in to a community, it tends to squeeze out the people who live there.

These types of situations is why I personally pay for my own transaction coordinator to handle the paperwork on my files. Unlike some agents, I do not charge my clients for this service. My marvelous TC assures that every.single.transaction has every.single.signature that is required by law.And yes, all parties need to acknowledge the NHD.

You can go to your local county courthouse to look up the original deed or you can ask a real estate agent to obtain this information for you.

I got an email from an Adina Frederickson the day before Christmas. I quickly replied like I do to all Zillow leads. When she did not reply 3 days later, I investigated and landed here. She is now using the word "region" which is even dumber. What do these scammers get out of contacting listing agents?

While I would love to recommend a mortgage broker to you who is extremely thorough and could walk you through all of your available options, including timeframes, this forum will not allow me or anybody else to do it, so I apologize for that restriction.I agree with Dan -- either you have very weird circumstances or your mortgage broker is not on the ball. There are mortgage brokers who wait for things to happen and those who make things happen. You are much better off with the ones who make things happen. They do exist. I work with them everyday. But I also run into those who will say, "well, I made a phone call," and they wait for a response. I like to work with the guys who will get in their car, drive over, get the job done.

First time home buyer here, looking into a brand new home... HELP!

I'm suspecting at this point it is probably too late for you to ask a buyer's agent to represent you. The reason I say this is because you seem to know the exact price of the brand new home, and to get that number, generally you need to visit the site itself and talk to a new home representative. I hope that I am wrong and you have not yet visited the site. Once you have stepped foot on the builder's new home subdivision, though, they have your contact information and you are registered (you might not even recall giving it to them), which prevents you from hiring an independent real estate agent outside of the that new home subdivision to represent you. It's not by accident that this happens. They don't want you hiring your own real estate agent, and they want you to work solely with them. You might wonder why?On the other hand, it's also difficult to work with your own mortgage lender in many instances like this because the builder has its own close relationship with a lender and, in fact, may offer you certain types of incentives to obtain a loan through that lender. It can become confusing when you are no longer comparing apples to apples.Your best bet when looking for a new home to buy is to make sure your own agent takes you around and shows you the homes, and don't make your first visit to a new home builder without your representative.

It may feel like you are getting "strung along" by your present lender, but generally speaking, lenders do not string along borrowers. If the lender can't give you an immediate answer, it is probably because there are red flags in your file. Lenders typically want what is best for you, and what is best for you is to get a definite answer as to whether you will qualify. Like others have mentioned, the details can kill you. You don't want to be killed, I presume, so you might ask why it's taking so long and when can you expect an answer.It's possible the lender wants to run your file through underwriting to make certain you will get approved. The one thing you do NOT want to see happen is to buy a home, pay for your appraisal, pay for your home inspection, give your notice where you live now and be sitting on top of your packed boxes when you get that phone call that says the underwriter has rejected your file.
