Sold a Single Family home in 2012 for approximately $150K in Elk Grove, CA.

Forced with having to short sale a house and after some research, referrals from other agents, and phone conversations, we chose Elizabeth to sell our house. Her expertise in this process was invaluable, We had one offer that fell through (buyer getting divorced) and Elizabeth immediately secured another offer within 2 days. As closing was nearing, and one of the lenders was trying to take a tough stance, Elizabeth was right on top of it, and we closed on schedule. Elizabeth knows all the ins and outs of a process that can be very stressful. Elizabeth took that stress away.

I like to think that I'm always ready for whatever pops up in a short sale and, believe me, plenty can happen that one can't always predict, but I do try my best to make the process easy for my clients. When i decided to short sale i had no idea where to start....googled short sale realtors and up came Elizabeth. I could not be happier with how everything went! Elizabeth is so professional and made the entire process go smoothly. Almost everything was done through email :) So easy! Thanks again for everything!

I cannot say enough good things about Elizabeth. While researching short sale agents in my area, her name always popped up, and for good reason because she has the expertise, diligence, and drive to get the job done! From day one, I felt like I was in “good hands” even though I am sure my property was problematic for her with multiple buyers cancelling, repairs needed for closing and even a raccoon in the attic! All told, it took a year and a half before the property finally closed, but without her patience and never say quit nature, I probably would have walked a year ago. The most impressive quality to me though is her responsiveness; she would always get back to me within a day and usually within the hour to any questions that I might have. Overall, she is simply the BEST and I would recommend her services to anyone.

The best decision I could have made with the shortsale of my home was to have Elizabeth be my selling agent. There is a reason why she is one of the best if not THE BEST short sale agent here in sacramento. She knew exactly what needed to be done for my specific situation and executed precisely and with determination on what course of action to take. We listed our house and that day received multiple offers, in 48 hours we had the lender approve the shortsale. 48 hrs! We chose the best buyer and closed within the month. It was just amazing how effective Elizabeth was. However, I was even more impressed with her attitude and demeanor. She has a care for her clients that you just don't seem to find anymore in any industry. She cared about what I was going through. She took care of everything and made the sad situation easier to let go. Thank you Elizabeth for your very kind spirit and machine like resolve!

When I started researching short sales in Sacramento, I ran across Elizabeth's Active Rain blog and other resources and references to her. I called, fully prepared to leave a message and wait for a call back. No message needed because Elizabeth answers her phone...regularly. She's accessible, knowledgable, energetic, persistent, frank, and knows the short sale business inside out. As a seller, I could see that Elizabeth took many precautions to ensure the buyer committment was solid. She is a resourceful, persuasive, seasoned professional. If she can't get a sale across the finish line, I don't think anyone can. I'm convinced you cannot find a better agent. I'm going to call Elizabeth in two years when I'm ready to buy again, and I expect she will answer her phone, and I know she will use her impressive skill set to negotiate the best possible deal for me.

For months I had been reading Elizabeth’s real estate articles. When I finally decided to sell my house and call her, she answered the phone! Working with Elizabeth was a pleasure because she's absolutely an expert in her field, and it was easy to get in touch with her. She took excellent pictures of my house to represent it beautifully; she was able to anticipate the correct value of my home and knew which offer would most likely be the one to last through the sale process. If you are thinking about selling a home, hire Elizabeth because she knows what she is doing.

Sold a Single Family home in 2012 for approximately $150K in Gateway West, Sacramento, CA.

Elizabeth handled the short sale of our home. She knows everything about how our mortgage servicer handles short sales and was able to get ours done even before the predicted close date. Everything went smoothly including making sure the proper documents were signed by us beforehand because we were out of the country when the sale closed. Couldn't be happier with the way it worked out.

Sold a Single Family home in 2012 for approximately $200K in East Sacramento, Sacramento, CA.

As a military member faced with a mandatory move, my wife and I decided to contact the same realtor that helped us purchase our home in 2008. As with the purchase, the short sale was seamless to my wife and I though I know Elizabeth had her work cut out for her. Elizabeth did a great job helping us through the process after my family and I had to move to our new duty location half way across the country. Many hurdles could have potentially ended this sale including a depreciation of over 100k over a mere 24 months as well as working with the VA appraiser to ensure the deal went through. Many thanks to Elizabeth and the Lyon team to get our house sold.

The very least I could do after values fell and you were transferred was to get you out of that VA loan, with the ability to buy a home again and a full release of liability from the VA. Elizabeth came highly recommended by my legal counsel and it was certainly warrented. I contracted with her to represent me in a short sale of my home and it was by no means an easy sell. My house was an "as is" sale. The holders of my 1st and 2nd mortgages had set a non-negociable price and there were many setbacks along the way with lowball offers. In additio,n my house had been broken into twice with some damage to the property. Many times during the process I became very discouraged, but Elizabeth was always prompt to reasurem me she could find an appropriate buyer, and that is exactly what she did. She not only is a expert at what she does, but she is amazingly responsive to questions and concerns and is a wonderfully personalbe person. If you are considering a short sale of your home, you really only need to make one phone call and that is to Elizabth. I am very grateful to her for all her help and her persistance in getting my house sold. When she makes a promise she sticks to it.
