Answer
Not only should you have a home inspection, but you should have had an agent to represent you in the transaction. That nice person you spoke to who wrote your contract does NOT have your interests in this transaction. They represent the builder. Call a local agent and ask them which home inspector they recommend.

Do I need a CDPE?

Answer
You are correct that just being a CDPE is not the only criteria for a good short sale agent. Experience, ie how many settled short sales do they have and also the CDPE designation count for a lot. Another quality your agent needs to have is that they are also a LOCAL agent. A Baltimore agent does not know Howard County as well as a Howard County agent does and visa versa. Real Estate is LOCAL. Sharon Sapp is correct that CDPE agents do stay ahead of the ever changing market for short sales.Pick your agent wisely.

Can a seller refuse parts of a home inspection after the signed a contract contingent on a home insp

Answer
Seller is required to make the home FULLY available for the buyers inspection. Your agent is there to protect you and should find out via the sellers agent why the seller refused parts of the inspection.

What is a good offer to a seller ????

What else is on the market in the same neighborhood? Is this property well priced compared to others? Having your Real Estate Agent check the comps is a great start. Make an offer that does not insult the seller (10% lower than list price is a good start)Good luck.

Price it correctly and it will attract buyers regardless of the condition. Use your "Zestimate" and list it for 10% to 15% lower.

It's unnerving that there are no Realtors in my area that do not have a 5 star rating. Odd?

As you can see that most of the people who have responded to your question about ratings, have no ratings. I am VERY proud that 43 of my past clients have taken the time to put together a review on my services. (Yes, Zillow checks the authenticity of these clients by cross checking the properties that I have sold). I don't have a perfect rating. I sucessfully helped one family in an area that I was not 100% familiar with, but my abilities and experience made them very happy buyers. They gave me 4 stars for area knowledge which was very fair. EVERY ONE of those past clients would have no problem talking to a prospective buyer if they had questions.Real Estate agents can tell you how great they are till they are blue in the face, but when past clients take the time to create an account to post a review there is a great deal of value to that.But to be fair to agents in your area, this is a recent addition to Zillow's web site and there are many agents who have not "got it" yet.May I suggest that you look for an agent on "Active Rain". This is an agent blog site that will give you a well rounded view of an agent that may match your needs. Here is Fort Collins.

Interview a few agents and be ready to ask a host of questions...Reviews on Zillow are also a great way to get to know an agent prior to meeting. It's easy for someone to tell you how amazing they are, but when a past client endorses them it has a little more weight. Zillow checks the authenticity of every person who writes a review too. What level of service should a seller reasonably expect from the listing agent they've hired?

Sounds like a dissatisfied seller.Within your listing agreement there is usually a list of expectations for marketing your home. This will vary from agent to agent. There are many agents who may have been in the business for many years, but have failed to stay ahead of the game. Using the internet is one of the most valuable tools a listing agent can use. Personally I can only tell you what my sellers expectations are.I list the home in the MLS.My photographer takes multiple picturesI create a virtual tour, a slide show, a QR code and at least 2 different videos that upload to "You Tube".I blog every listingI send an e-mail to every agent within a 25 mile radius of the homeI hold brokers opens and open housesI syndicate my listing to over 60 different web sites including zillow and truliaI send postcards to the entire neighborhood advertising my new listingI call local agents personally.I create listing brochures for inside and outside the house.There are probably other things that I do too, but this is a good start.I hope this helps.
