One morning she called us to tell us of a brand new listing which she had just found over the water in the Madison Park area of Seattle. As a result of her work, we were the first potential buyers to view and make an offer on this condominium. Due to this real time effort on our behalf, this turned out to be the property which we ultimately bought.
Ericka’s has the negotiating skills which come from her positive personality and business experience. Shortly after we made our offer, other buyers saw the property and multiple bids were submitted. In this “competitive bid” environment she coached us on how to negotiate and when to raise our offer. The end result was that we got the property despite the fact that one bidder revised his offer upward to a much higher level that we could pay.
Ericka’s mentoring was critical when a last minute problem almost forced us to withdraw our offer. After our offer was accepted, we had to proceeded with our post offering “due diligence” During this process, we were made aware of a boundary dispute as to legal ownership of part of the condominium’s waterfront deck. Ericka introduced us to a real estate attorney who we hired to evaluate our exposure to this dispute. He was the right guy. We were able to set up a conference call at his office with the attorney initiating the dispute. That call was critical in educating us on the facts of the dispute which allowed us to complete outs

I worked with Erica starting in 2011 to determine if I should continue to rent out my condo in downtown Seattle or if the time was right to sell it.
At first, she recommended keeping it as a rental property as the downtown market was saturated. After monitoring sales in the area for over 2 years, she came to suggest selling it in 2013. She also suggested a few upgrades, and staging it for the sale. She was right on all counts. I believe we got the most we could because of Erica's perseverance on the timing and her instincts on showing it. On top of that, she was diligent and thorough on the paperwork during the closing.
