Alot of the homes selling in this market are short sales which is bringing the value of other homes down so it might be accurate even if it seems incorrect but contacting your neighborhood realtor and getting the comps should help.
Interview a few agents and find one you feel comfortable with, also get CMA's compare the CMA's find someone that is willing to tell you the truth and not just what you want to hear. Also find out how they will be advertising your property.
